Floating Property Manager 

Are you a dynamic and adaptable property management professional looking for a role that keeps things fresh and exciting? Do you enjoy stepping into new environments, solving problems on the fly, and making a real impact wherever you go? We’re looking for a Floating Property Manager to join our team! In this vital role, you’ll ensure the smooth, efficient, and profitable operation of various assigned properties while maintaining high resident satisfaction.

What You'll Do:

  • Travel to sites to provide staffing coverage and support as needed – travel may vary in frequency and duration 

  • Conducts training for property management teams to enhance their skills and knowledge in areas such as leasing, resident relations, office administration and compliance. 

  • Leads and conducts leasing operations including prospect calls and community tours. 

  • Executes leasing and marketing strategies that achieve budgeted occupancy. 

  • Handles resident inquiries and concerns. 

  • Initiates and implements policies and procedures to maintain resident communications, i.e., complaints, service requests, etc. 

  • Coordinates move-ins and move-outs with residents and onsite staff. 

  • Oversees preventative maintenance and active maintenance requests. 

  • Conducts property inspections and identifies maintenance needs. 

  • Collects and posts resident rent payments. 

  • Manages the property budget and monitors all property expenses. 

  • Creates and implements marketing strategies to attract prospective residents. 

  • Stays updated and follows all local, state, and federal real estate laws. 

  • Ensures the property meets all safety and health standards. 

  • Handles legal matters such as evictions if necessary. 

  • Identifies opportunities for property enhancements to attract and retain residents. 

  • Oversees renovations, upgrades, and cosmetic improvements. 

  • Performs any additional duties or tasks as assigned by the Regional Property Manager 

  • Champions company policies and procedures and ensures properties comply with all applicable laws, regulations, and standards, implementing corrective actions as needed to address any issues. 

What Makes You a Great Fit:

  • A high school diploma or equivalent is required. 

  • 3+ Years of experience in multi-family housing. 

  • Certified Apartment Manager (CAM) is an advantage. 

  • You’re a quick learner who enjoys working in new environments 

  • You’ve successfully managed properties before and have a proven track record of keeping operations running smoothly and efficiently. 

  • You have strong leadership skills and are able to work well independently and in team environments. 

  • You’re tech-savvy and confident using property management software (OneSite) and Microsoft Office tools.
