About the role
Looking for a long-term career? We are looking for a self-motivated, driven Senior Property Manager who wants to be part of a company that rewards talent and outstanding effort. We need an individual who can quickly provide solutions and make wise decisions but is not afraid to jump in and solve the problem. We are currently seeking a full-time experienced commercial Senior Property Manager to oversee the daily operations, financial performance of a high-value real estate portfolio while leading a team. The goal is to maximize the property asset values, revenue and provide excellent customer satisfaction. This is not a remote position, but we allow flexibility on an as needed basis.
What you'll do
REPORTING AND ACCOUNTING:.
  • Property monthly financial performance and budget variance reporting to clients.
  • Actively review accounts payable - approve all managed property invoices.
  • Annual budgeting, forecasting and capital improvement planning.
  • Open work orders, track/prioritize and include in reporting.

ADMINISTRATION AND PERSONNEL:
  • Maintain a relationship with vendors and professionals servicing the properties and make recommendations for contracting services.
  • Oversee daily building operations, including maintenance staff and janitorial service.
  • Supervise, train and mentor five or more Property Management team members, fostering a high-performance culture.
  • Collaborate with Senior Management to set goals and create action plans.

CONSTRUCTION MANAGEMENT:
  • Oversee the construction of commercial tenant spaces and building infrastructure upgrades.
  • Manage budgets, schedules and lease compliance (e.g., Work Letters).
  • Coordinate major building upgrades (e.g., HVAC, roofs) and support long-term capital planning with asset management.
  • Serve as the primary contact between tenants and contractors to ensure smooth project delivery.

TENANT ADMINISTRATION:
  • Interact regularly with tenants and clients to ensure that objectives are being met, anticipate and respond to client's needs.
  • Ensure each property is managed to achieve the goals of the ownership.
  • Involvement with the transition of new properties so that they are integrated properly and timely.
  • Assist in move-in and move-out procedures.

QUALITY ASSURANCE
  • Performs regular inspections of properties (minimum of semi-annual), site visits (minimum monthly) recommend and directs alterations, maintenance and reconditioning of properties, as necessary.

Qualifications
  • Bachelor's degree in Real Estate, Management, Finance or Business Administration or related field, desired.
  • 5 to 10 years' experience in Property Management, Asset Management and/or Finance.
  • Minimum of a CPM or RPA certification is required.
  • Construction management experience with Tenant Improvements and Capital Expenditures.
  • Ability to gather and manipulate data within excel
  • Have a passion for real estate
  • Able to manage multiple priorities and anticipate upcoming challenges
  • Effectively communicate with subcontractors, vendors, clients and team
  • Excellent written & verbal communications skills
  • Strong analytical and critical thinking skills
  • Capacity to handle confidential situations
  • Ability to pass a background check and drug screen (both required)
