Job Summary

The Maintenance Technician is responsible for performing repairs, troubleshooting, and carrying out preventative maintenance on assigned property/properties. This includes, maintaining and improving the condition of property grounds and buildings and the timely completion of work orders. 


Essential Job Functions

  • Models company mission and values
  • Champions continuous improvement and regularly advocate strategies to enhance resident satisfaction, work processes and property performance 
  • Performs repairs, troubleshoots mechanical systems, and completes preventative maintenance
  • Restores vacated apartments to move-in condition for new residents 
  • Conducts maintenance-related inspections, including building and alarm systems 
  • Oversees contractors and inspects their work to maintain the highest quality standards 
  • Responds to work orders and completes repairs as required 
  • Removes snow, ice and leaves from sidewalks, walkways, steps and driveways/parking spaces
  • Completes janitorial requirements in accordance with the janitorial schedule 
  • Complies with company and OSHA standards
  • Responds to on-call emergencies on weekends, evenings, and holidays-resolves as circumstances warrant 
  • Patrols property daily to identify areas in need of cleaning and completes required work-remove trash/debris from property grounds and common areas, keep the dumpster area clean, and vacuum, sweep and mop common areas 
  • Walks the grounds and common areas daily; removes litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces
  • Performs and adheres to the preventative maintenance plan/program
  • Maintains a professional and courteous demeanor with all residents, prospects, staff and contractors 
  • Secures MRK equipment to prevent/deter theft 
  • Ensures company tools and equipment are in optimal condition 
  • Adheres to all safety guidelines in the operation of all tools and machinery 
  • Reports lease violations to the Property Manager 
  • Adheres to Fair Housing Laws in all resident and prospect interactions 
  • Other duties as assigned 

Requirements

Knowledge, Skills, and Abilities

  • High school diploma or GED preferred
  • 1-2 years of experience as a full-charge residential maintenance technician is required
  • Knowledge of OSHA rules and regulations is preferred
  • EPA certification preferred 
  • HVAC certification preferred
  • Must be able to work a flex schedule and be on-call for emergencies on weekends, evenings, and holidays 
  • Ability to read, speak and comprehend the English language is required
  • Proficiency in performing plumbing, electrical and appliance repair 
  • Ability to follow direction and work independently and as a team
  • Advanced troubleshooting and problem-solving skills 
  • Ability to work in a fast-paced, action-oriented environment 


Requirements

  • Must have hand tools
  • ANSI approved steel-toe shoes/composite
  • Must have a valid Driver's License
  • Must have reliable transportation
  • Willing to assist with other properties within the portfolio and surrounding portfolios as needed
  • Willing to travel up to 10-20% of the time
