Building / Operations Engineer

The Role:
As a Building or Operations Engineer, you will ensure the seamless performance of all facility systems. You’ll work closely with leadership to monitor equipment health, tackle technical challenges, and execute a comprehensive maintenance strategy.
Rotation Schedule: 6 AM - 3 PM and 10 AM to 7 PM, Monday through Friday. 
Key Responsibilities

  • System Maintenance: Perform expert preventive maintenance and repairs on HVAC, mechanical, electrical, and plumbing systems (including chillers, boilers, and pumps).
  • Operational Oversight: Adjust HVAC equipment to meet performance standards and manage water treatment chemical programs.
  • General Repairs: Fix or replace building fixtures, appliances, and general electrical/plumbing components.
  • Reporting: Maintain precise logs for central plant operations, chemical usage, and safety inspections.
  • Tenant Relations: Respond to service requests with professional urgency and maintain positive relationships with all occupants and contractors.
  • Safety & Emergency Response: Act as a critical team member during emergencies (evacuations, life safety alarms, and bomb searches) while ensuring compliance with all local and federal safety regulations.

Who You Are:
You are a disciplined technician who balances technical skill with a team-first mentality. You stay calm under pressure and take pride in the operational integrity of the property.
Required Qualifications

  • Education: High school diploma or equivalent.
  • Experience: At least 2 years of commercial HVAC or facility maintenance experience.
  • Technical Proficiency: Ability to operate testing equipment (multi-meters, airflow sensors, leak detectors) and a full suite of hand and power tools.
  • Certifications: Completion of the Hines "Introduction to Engineering" program (or ability to complete it) and any required local permits/licenses (CFC Universal, Boiler Permit, etc.).
  • Analytical Skills: Ability to calculate basic math for performance testing and interpret complex technical manuals.
  • Communication: Strong verbal and written skills for effective reporting and tenant interaction.

Physical Requirements & Work Environment:

  • Physical Agility: Ability to stand for long periods, lift 25+ lbs, climb ladders/stairs, and navigate confined spaces (crawl spaces, roofs).
  • Sensory Awareness: Use of sight, hearing, and smell to detect equipment irregularities.
  • Flexibility: Ability to work shifts that may include early mornings, evenings, weekends, and holidays, including occasional overtime.
  • Setting: Approximately 80% indoor and 20% outdoor work.
