POSITION: BIM Modeler
PURPOSE OF POSITION: The BIM Modeler is accountable for producing accurate, coordinated HVAC BIM models and fabrication drawings that support project teams and field operations. This role plays a key part in delivering clear, constructible documentation by following established processes, meeting deadlines, and maintaining a high level of attention to detail.
The BIM Modeler demonstrates trustworthiness by producing reliable, accurate work and consistently following BIM standards and project requirements. A positive work ethic is reflected through ownership of responsibilities, strong attention to detail, and a commitment to meeting schedules and quality expectations. As a team player, this role works closely with the BIM Manager, Project Managers, and other trades to ensure models are updated, coordinated, and aligned with overall project goals.
Success in this role requires accountability, collaboration, and the ability to work effectively within a structured, team-oriented environment. As training and experience increase, responsibilities and impact within the BIM department will continue to grow.
RESPONSIBILITIES:
Drafting & Modeling
  • Prepare accurate HVAC shop fabrication drawings and 3D BIM models from:
    • Consultant engineer plans
    • Redlined drawings
    • Field sketches and markups
  • Develop constructible models using BIM software (Revit, AutoCAD, etc.)
  • Maintain model accuracy throughout design development and construction phases

Coordination & Collaboration
  • Visualizes and coordinates the graphic presentation of complex areas of construction utilizing Architectural, Structural, and other trades plans
  • Coordinate HVAC models with architectural, structural, plumbing, and other trade models
  • Communicate drawing conflicts or discrepancies to the BIM Manager and Project Manager
  • Support project coordination meetings as needed

Design Support & Technical Tasks
  • Recommends design changes based on industry practice or coordination issues to BIM Manager and Project Manager
  • Perform basic design and engineering calculations including:
    • Duct and pipe sizing
    • Air velocities
    • Pressure drops

Quality & Accuracy
  • Ensure drawings and models are complete, consistent, and aligned with project requirements
  • Follow internal BIM standards, workflows, and quality control processes
  • Review work for accuracy prior to submission or release

Team Support & Development
  • Work closely with the BIM Manager and Project Managers to obtain project information
  • Mentor and support less experienced BIM team members as needed
  • Accept feedback and continuously improve technical and coordination skills

Technology & Process
  • Utilize BIM and collaboration tools including:
    • Revit
    • Navisworks
    • Cloud-based coordination platforms
  • Adhere to established office and field workflows
  • Support continuous improvement of BIM processes and standards

QUALIFICATIONS:
  • Minimum of 3-5 years of BIM experience preferred. Less than 2 years of experience would be considered if such experience is deemed acceptable
  • Possesses design expertise in one or more specific disciplines (HVAC and/or Plumbing) to provide BIM documentation using various software programs including Revit, AutoCAD, etc.
  • Knowledge of BIM technologies with an understanding of the direction of building information modeling and its impact on the Architecture, Engineering and Construction (AEC) industry
  • Working knowledge of Revit, Navisworks and other design technologies with direct experience using current and prior versions
  • Experience with cloud-based collaboration technologies
  • Understanding of office and field workflows
  • Apply excellent verbal and written communication skills
  • Clearly and effectively communicate with all levels of the organization
  • Possess a strong, self-motivated work ethic

WORKING CONDITIONS:
  • Jobsite environment-indoors, outdoors, and potentially in confined spaces or elevated areas.
  • Requires standing, climbing, lifting and working with tools.
  • Work may involve travel between job sites.
