Job description

Service Tech II - Scope of Work

Job Summary:

The Service Technician is responsible for performing maintenance and repair tasks on TBD properties, ensuring they are in excellent condition and meet the highest quality standards. The technician will respond to service requests, troubleshoot issues, and perform necessary repairs to maintain resident satisfaction and uphold the company's reputation for excellent service.

Duties/Responsibilities:

  1. Preventative Maintenance:
    1. Conduct scheduled quarterly and seasonal preventative maintenance.
      1. HVAC system check and filter replacement - Quarterly.
      2. Change out smoke detector batteries – Quarterly.
  • Irrigation settings – Seasonal
  1. Repairs and Troubleshooting:
    1. Respond promptly to service requests from residents and address reported issues efficiently,
    2. Diagnose and repair minor and major maintenance issues.
    3. The technician will notify the TBD Service Coordinators immediately if they cannot make the repair or need material to do so.
  1. Make Ready:
    1. Complete necessary scheduled move out inspections and move in orientations.
    2. Ensure homes are ready for the market by meeting TBD quality expectations, within the budget and allowed time.
  1. Emergency Response:
    1. Available when scheduled for emergency maintenance calls during work hours or after hours.
    2. Provide immediate response to urgent situations, such as water leaks, power outages or HVAC failures.
  1. Documentation and Reporting:
    1. Maintain accurate records of all the maintenance and repair activities, including work orders, materials used, and hours worked.
    2. Provide detailed reporting to the TBD Coordinators on completed tasks and outstanding issues.
  1. Resident Communication:
    1. Interact with residents in a professional and courteous manner, addressing their concerns and ensuring their satisfaction with the service provided.
    2. Providing a high level of customer service, seeking proactive ways to support our residents and onsite team members.
  1. Safety and SOP Compliance:
    1. Adhere to all safety and SOP protocols and guidelines to insure a secure work environment.
  1. Inventory management:
    1. Monitor and request necessary supplies, tools, and equipment for maintenance and repair tasks.
    2. Ensure that the inventory is well maintained and organized.
  1. Collaboration:
    1. Work closely with other departments to coordinate maintenance activities and ensure smooth operations.

Qualifications:

  • High School Diploma or equivalence
  • Strong background in residential construction and remodeling in multiple trades
  • Must have a valid driver's license, valid insurance, and reliable work transportation.
  • Experience with drywall and texturing, paint, and basic mechanicals (but not limited to): HVAC, electrical, plumbing, appliances, water irrigation systems, stairs, gates, fences, patios, railings, roofing / ceiling leaks, Interior/exterior lights and fans, flooring, doors, cabinets, windows, sliding glass doors and locks.
  • Knowledgeable of codes, municipal by-laws, inspection, estimating, and planning
  • Working knowledge of Microsoft Office and high level of proficiency with handheld smart device (iPad, etc.)
  • Type II or Universal E.P.A. certification required.
  • General knowledge and experience of reading, writing, and evaluating project specifications and technical scopes of work.

Essential Functions:

  • Typical work schedule, Monday through Friday, and after hours as requested.
  • Ability to access, input, and retrieve information from a computer and/or electronic device.
  • Ability to sit or stand for long periods of time.
  • Ability to move around work environment including stairs and construction sites.
  • Lift or move items up to 25 pounds or team lift up to 50 pounds.
