Overview

We are partnering confidentially with a globally recognized, multi-billion-dollar, New York-based retail leader on a high-impact hybrid opportunity based in New York City.

This is a highly visible executive role within the Store Development organization, responsible for shaping and executing real estate strategy across a significant North American retail footprint. The Vice President, Real Estate will oversee an assigned region, owning the full lifecycle of store real estate—from market strategy and site selection through lease negotiation and portfolio optimization.

This role is ideal for a strategic, deal-oriented leader who thrives in a fast-paced environment and brings a strong understanding of retail markets, landlord relationships, and evolving consumer dynamics.

What You'll Own

  • Own and execute real estate strategy across an assigned region, including multi-year market planning
  • Lead site selection, market analysis, and portfolio optimization to drive profitable store growth
  • Negotiate lease terms and manage landlord relationships from initial contact through deal execution
  • Oversee the full lifecycle of real estate transactions, ensuring alignment with business objectives and financial targets
  • Present deals and strategic recommendations to senior leadership for approval
  • Partner cross-functionally with Construction, Legal, Finance, and Store Operations to ensure successful store delivery
  • Manage and optimize underperforming locations, including renegotiations, relocations, and closures
  • Build and maintain strong relationships within the retail real estate and brokerage community

What We're Looking For

  • 10+ years of experience in retail real estate, leasing, or store development within a national or regional organization
  • Proven track record of executing high-volume transactions and leading complex deal negotiations
  • Strong understanding of both mall and street retail environments across diverse markets
  • Demonstrated success developing and executing market-level real estate strategies
  • Strong financial and analytical acumen, with the ability to evaluate site performance and deal structures
  • Ability to influence and partner effectively across cross-functional stakeholders and senior leadership
  • Established relationships within the landlord and brokerage community preferred
  • Bachelor's degree required
  • Willingness to travel for market visits, site selection, and landlord meetings
