Summary of Responsibilities

The vice president, new business is responsible for researching, sourcing, and building authentic relationships with strategic partners and clients to procure management agreements and help the company grow its book of business. This role creates a repeatable and scalable process to identify and analyze new opportunities through asset acquisition, lease-up contracts, and management change opportunities as well as grow current partnerships for a strategic fit against current and future business goals. The vice president of client strategy is responsible for managing all processes leading up to finalizing partnerships including prospecting, initial contact, deal analysis, full underwriting, physical asset evaluation, broker, and client collaboration, creating and formalizing pitch presentations, and assisting local operators and internal support teams in finalizing the property integration.

Primary Responsibilities and Objectives

  • Direct and coordinate all phases of the company growth process including lead development, underwriting, market assessment, and identification of suitable assets to manage
  • Responsible for assisting regional leadership in implementing a strategic plan for the pursuit of new business
  • Ensure that the company and client financial and business objectives are being achieved
  • Responsible for determining the operational and financial potential of prospective management opportunities
  • Coordinate with regional leadership for potential deal analysis within their regions
  • Provide financial underwriting and valuation assistance to new clients who are pursuing potential acquisitions
  • Assist leadership with identifying market changes and procurement of new management opportunities
  • Understand the market landscape including pricing trends, competitor strengths and weaknesses, new development pipeline, and related impact and client requirements
  • Maintain an expert knowledge of features, functionality, and benefits for all Avenue5 products and services
  • Participate at multifamily conferences and symposiums
  • Perform other duties as assigned, inclusive of overseeing due diligence processes as part of new product procurement

Education and Experience

  • Bachelor's degree is required
  • Five or more years of experience in multi-family property management client strategy, business development or related field is required
  • Three to five years of experience with RealPage and/or Yardi software is required
  • Three to five years of direct management experience is required
  • Three to five years of ownership level responsibilities of resident lifecycle activities is required
  • Three to five years of experience with analyzing and underwriting market rate, affordable, value-add and lease up properties is required
  • Real estate license as required by state or local law
  • Proficient knowledge of profit and loss statements, general ledgers, rent rolls, market surveys, balance sheets, cash flow projections, budgeting templates, etc. is required
  • Familiarity with industry related business intelligence tools is preferred
  • CPM certification is preferred
  • Participation in industry groups is preferred

Skills and Requirements

  • Ability to facilitate presentations concisely with strong visuals and solid analysis as well as be a persuasive presenter
  • Proven track record of developing compelling business case for client
  • Excellent ability to work effectively in a team atmosphere as both a role player and leader
  • Ability to clearly and effectively articulate complex financial and strategic concepts on the spot
  • Knowledge of market rate stabilized garden, mid-rise and high-rise assets as well as lease up development and value-add asset types
  • Politically savvy with strong negotiation, problem solving and project management skills
  • Excellent understanding of property management industry trends, issues, and emerging technology
  • Excellent understanding of area key economic indicators and the impact on short- and long-term strategies for different asset types
  • Track record of accomplishments and high-impact results
  • Ability to work at both the strategic and tactical levels
  • Demonstrated ability to prioritize and allocate resources in a dynamic, execution-oriented manner.
  • Advanced knowledge with Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel skills
  • Excellent written and verbal communication skills, with superb follow-up skills
  • Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency
  • Strong organizational and time management skills
  • Ability to create a climate in which associates want to exude their best by leading and communicating a shared vision with associates and providing coaching and development
  • Ability to set goals and consistently meet deadlines
  • Knowledge of federal fair housing laws and any applicable local housing provisions
  • Ability to be always reachable via phone except during approved time off
  • Ability to drive an automobile and maintain a current driver's license and automobile insurance
  • Other license and/or certifications as required by state law
  • Complete and successfully pass the Avenue5 Fair Housing and Preventing Discrimination and Harassment training and other courses if assigned

Scheduling

  • Required to maintain a regular schedule which may require working outside business hours, weekends, and non-traditional holidays
  • Ability to travel including overnight (75%)

Environment

  • Exposure to environment typically found in an office building
  • Exposure to hot, cold, wet, humid, or windy conditions (temperatures may vary depending on the weather in the different regions)
