We are seeking a Vice President, Retail Leasing who will report to the Senior Vice President, Retail Leasing in Brookfield Properties, Office Division. The role will consist of active leasing engagements as well as development and acquisitions input. The candidate should have a strong background in leading the leasing of new and/or redeveloped retail projects and urban street retail stores. They should be able to operate independently, running deals from start to finish, with strategy guidance from the SVP and while also being a team player. The candidate should also be motivated to keep informed on restaurant, fashion, and wellness trends.

Role & Responsibilities:

  • Develop and execute on merchandising plans and aggressive leasing strategies to achieve overall property goals and increase NOI
  • Use existing national retailer and broker relationships to expand "open to buys" to meet or exceed leasing objectives
  • Identify and cultivate new and emerging tenant relations and actively identify retailers (restaurants, QSRs, soft/hard goods, and services, among others) to fulfill merchandising vision and plan for assigned assets
  • Deal-making: negotiate deal terms and leases independently. Follow deals through execution and store opening
  • Create income and value for the company through knowledge of consumer trends in both retail and real estate. Maintain in-depth knowledge of local area competition
  • Collaborate on budgeting/forecasting and underwriting exercises
  • Proactively manage retail lease amendments and renewals within the retail portfolio
  • Provide status updates to the SVP and other internal stakeholders, including senior executives
  • Communicate tactfully, skillfully, and persuasively with third-party brokers; ownership entities; prospective and existing tenants; and local, regional, and corporate employees of various levels
  • Maintain regular communication with all departments, including legal, tenant coordination, construction, accounting, operations, marketing, and asset management, among others

Your Qualifications:

  • 8+ years of relevant experience
  • Ability to run a deal from start to finish: from merchandising plan, to LOI, Lease, Store Opening, and beyond.
  • Self-motivated individual who takes personal ownership of assigned assets and exercises independent judgment while also being a team player.
  • Independent negotiator with a strong merchandising vision and can execute deals from start to finish
  • Strong local and national retailer and broker relationships and knowledge of the New York market
  • Comfortable overseeing and collaborating with other team members, whether directly or on a dotted line
  • Clear and open collaborator, both with the Retail Leasing Team and partner teams internally
  • Strong communication, presentation, quantitative, sales, and time management skills
  • Can provide a detailed deal sheet
  • Proficient skill set in Microsoft Suite and Leasing Management Systems
  • Bachelor's Degree in related field

Annual Base Salary Range: $220K-$240K
