Paths Property Services LLC supports the upkeep, maintenance, and day-to-day operations of affordable housing communities across New York City and Upstate New York. The organization provides comprehensive maintenance and building services that help ensure residential properties remain safe, clean, and fully functional for residents. Our union workforce, including porters, handypersons, and building superintendents, plays a critical role in sustaining high-quality living environments. The team supports daily building operations, resident work orders, repairs, preventative maintenance, common area upkeep, trash removal, and emergency response needs. Together, we are committed to preserving quality housing and enhancing the living experience for the communities we serve.

Summary/Objective:
The Porter is responsible for supporting the Maintenance team with the day-to-day cleanliness, upkeep, and general appearance of the property. This role helps maintain common areas, handles trash removal, supports basic building needs, and assists the onsite team as directed.

Classification: Non-exempt, eligible for overtime
Location: Bronx, NY 10453

Essential Functions/Responsibilities:

Duties include, but are not limited to, the following:

  • Maintain daily interior cleanliness of the building, including common areas, lobbies, hallways, stairwells, elevators, bathrooms/common spaces, windows, and other assigned areas.
  • Clean spills, sweep, mop, vacuum, strip, wax, and buff floors as needed.
  • Handle daily trash removal, including trash rooms, compactors, recycling, cardboard breakdown, and bringing trash/recyclables to the proper pickup area.
  • Prepare vacant units as directed, including removing items left behind and leaving units in broom-swept condition.
  • Perform exterior cleaning and upkeep, including sidewalks, walkways, entrances, curbs, grounds, exterior stairwells, outdoor areas, and other property areas as assigned.
  • Assist with weather-related needs, including placing mats/runners during inclement weather, snow removal, storm preparation, and cleanup.
  • Assist with light maintenance tasks as directed, such as replacing light bulbs, air filters, blinds, shades, and similar items.
  • Report unsafe conditions, unlocked/restricted areas, potential security concerns, maintenance issues, or building concerns to the manager/supervisor.
  • Assist the Maintenance team and onsite staff with other property needs as assigned.

Requirements:

  • Prior porter, janitorial, building maintenance, sanitation, groundskeeping, or related experience preferred.
  • Understanding of safety hazards and proper use of cleaning and sanitizing products.
  • Ability to operate common cleaning equipment, including floor machines, buffers, and industrial vacuums.
  • Ability to perform basic cleaning, trash removal, and building support tasks in a busy residential environment.
  • Reliable, service-oriented, and able to complete assigned tasks in a timely manner.
  • Comfortable working around residents, staff, vendors, and visitors in a professional manner.
  • Flexible and willing to work assigned shifts/hours as needed.
  • Ability to stand for extended periods of time.
  • Ability to lift, bend, stoop, climb, reach, and lift up to 50 pounds as needed.
  • High School Diploma/GED preferred.

Pay Rate: $18.85 per hour

Benefits: This position is covered by the applicable Local 32BJ Collective Bargaining Agreement. Wages, benefits, vacation/sick leave, overtime, probationary period, and other employment terms are governed by the applicable union contract.
