Job Description Summary

Responsible for ensuring the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for the assigned property. Responsibilities include (but are not limited to) maintaining a clean and safe working environment, performing rounds, conducting routine assessments, performance of day-to-day preventive and corrective maintenance.

ESSENTIAL FUNCTIONS & RESPONSIBILITIES:

Other duties may be assigned. Management also reserves the right to change or modify this position description from time to time to meet the needs of the site and/or building(s)

  • Perform maintenance and repairs to all mechanical equipment and systems.

  • Conduct building tours, maintain equipment loss, and report deficiencies for corrective action.

  • Maintain, troubleshoot, and perform necessary repairs on HVAC equipment on an ongoing basis as part of the facility's preventive maintenance program.

  • Adhere to established HVAC work order preventive maintenance schedule.

  • Be proficient in the functionality of the BMS/EMS and understand the sequences required for proper building, equipment and system operations.

  • Respond immediately to emergency situations and customer service requests assigned.

  • Ability to review, create, and maintain assigned work orders within the maintenance management system (CMMS).

  • Assist with troubleshooting and repairs of buildings and installed systems including plumbing systems, kitchen equipment, roofs, drains, shop equipment, among others.

  • Perform repairs to plumbing fixtures (water closets, urinals, flush valve assemblies, lavatories, etc.)

  • Completes work in accordance with C&W Standard Operating Procedures and work instructions.

  • Maintain a professional, safe and clean environment.

  • Comply with all applicable codes, regulations, governmental agencies, and company directives as related to building operations and practice safe work habits.

  • Complete all required safety training as scheduled weekly/monthly/annually.

  • Comply with C&W Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times.

REQUIREMENTS (Knowledge, Skills, Abilities, and Education and/or Experience):

  • Minimum of five (5) years of experience in commercial or industrial facility maintenance.

  • High school diploma or GED equivalent required; associate's degree or vocational/technical school diploma preferred.

  • Appropriate license/permit for trade may be required, i.e. such as Refrigeration Industry Certifications, Journeyman or Master Electrician License, Low/High Pressure Boiler License, etc.

  • Must be able to work in a collaborative / safety conscious environment. "Safety First". Promote a safe work environment throughout the facility and complete all safety training on time.

  • Willingly accepts and assists with all assigned tasks, demonstrating flexibility, accountability, and a team-first mindset.

  • Technical proficiency and comfort with troubleshooting various HVAC, mechanical, electrical, and/or plumbing systems.

  • Professional proficiency in executing maintenance tasks with accuracy, efficiency, and compliance with safety protocols, while communicating and collaborating effectively with team members, vendors, and stakeholders.

  • Flexibility to provide critical services as needed.

  • Ability to multi-task and prioritize work requests and projects.

  • Sense of urgency & personal initiative to succeed.

  • Possess and maintain a valid driver's license.

  • Proficiency in Microsoft Office applications, including Outlook, Excel, and Word

  • May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or stand-by on-call duties.

PHYSICAL REQUIREMENTS

  • The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

  • Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices

  • Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine

  • Involves movement between departments and floors to facilitate work

  • Ability to speak clearly so others can understand you

  • Ability to read and understand information presented orally and in writing

  • Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics
