Job description

A growing, attorney-backed title and settlement company serving Virginia, Maryland, and Washington, DC is seeking a highly experienced Title Processor to join our in-office team in Northern Virginia.

This is not an entry-level processing position. We are specifically looking for a seasoned professional who can confidently manage complex residential transactions from contract to close with minimal oversight while maintaining a high level of organization, communication, and accuracy in a fast-paced environment.

The ideal candidate is someone who understands the pace and demands of the DMV real estate market, has strong title clearance and curative experience, and can independently manage a high-volume pipeline while working collaboratively with attorneys, lenders, agents, buyers, sellers, and internal staff.

Responsibilities

  • Process residential purchase, refinance, and seller-side transactions from opening through post-closing

  • Open and organize files accurately within Qualia

  • Review contracts, lender instructions, title commitments, surveys, and supporting documentation

  • Order title searches, mortgage payoffs, HOA/condo documents, tax certifications, and other required items

  • Independently clear title issues and perform title curative work for Virginia, Maryland, and DC transactions

  • Prepare and balance Closing Disclosures (CDs), ALTA Settlement Statements, and closing packages accurately and efficiently

  • Coordinate directly with lenders, real estate agents, attorneys, buyers, and sellers throughout the transaction process

  • Ensure all lender conditions and title requirements are satisfied prior to closing

  • Coordinate signing appointments and communicate timelines proactively

  • Manage recording through Simplifile or similar eRecording platforms

  • Prepare disbursements and assist with funding coordination

  • Issue final title policies and endorsements in a timely manner

  • Maintain organized digital files and monitor communications efficiently

  • Handle multiple files simultaneously while maintaining accuracy, responsiveness, and professionalism under tight deadlines

Qualifications

  • Minimum 5 years of recent title processing experience required

  • Strong experience processing residential real estate transactions in Virginia, Maryland, and Washington, DC

  • Proven experience handling title clearance and curative matters independently

  • Extensive knowledge of Closing Disclosures, ALTA Settlement Statements, title insurance procedures, and lender requirements

  • Strong proficiency in Qualia is strongly preferred

  • Experience with eRecording platforms such as Simplifile preferred

  • Ability to manage a high-volume pipeline with minimal supervision

  • Exceptional organizational, multitasking, and time management skills

  • Strong verbal and written communication skills

  • Professional, solutions-oriented mindset with strong attention to detail

  • Active VA or MD Title Producer License preferred

  • Multi-state processing experience strongly preferred

  • Bilingual candidates are a plus
