JOB SUMMARY

The Facilities and Maintenance Manager will support a 24-hour operation, monitor technician performance and verify that assigned projects, maintenance, and repair procedures are carried out to airport standards. Provide daily oversight of maintenance procedures related to the terminal and catering facility.The Facilities and Maintenance Manager is responsible for supporting overlapping shift work and alternating personnel. The Facilities and Maintenance Manager will verify and enforce policies and procedures to ensure the safety of employees and customers by OSHA and Airport Policies. The Facilities and Maintenance Manager will establish and maintain daily communication with the customer and generate reports as required.


Salary: $110,000 -135,000 (offer will be based on experience)

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES

  • Ensure corrective and preventative maintenance and repairs to building systems to include but not limited to mechanical, electrical, plumbing, ventilation and HVAC systems, life/safety systems, basic carpentry and drywall.
  • Establish priorities daily for all facilities maintenance requests and adjust technician schedules to meet regular and emergency demand.
  • Implement work order schedules and maximize usage of available capacity and resources along with daily office operations.
  • Provide employees with the steps needed to complete work orders.
  • Coordinate work with other airport department employees and contractors.
  • Identify opportunities for improvement of the facility and the facility maintenance program.
  • Ensure completion of company issued safety programs.
  • Communicate and enforce workplace safety precautions with employees.
  • Ensure timecards are accurate and submitted to the appropriate payroll personnel on time. Advise HR of payroll discrepancies.
  • Ensure operational compliance with all appropriate laws and policies (including OSHA safety practices and procedures).
  • Coordinate the use of outside vendors for various repairs and monitor performance; facilitate bids for third-party workers; review and make recommendations.
  • Manage facility spend and budgets for daily operations and special projects per customer requirements.
  • Manage expenses; submit itemized receipts monthly to Account Director.
  • Capture before and after work photos. Provide to Account Director on a weekly basis.
  • Function as a contact for the customer and provide the customer with status reports as required.
  • Ensure that maintenance was coordinated with the appropriate airport personnel.
  • Monitor inventory and order supplies to include tool audits.

SUPERVISORY RESPONSIBILITIES/LEVEL OF SUPERVISION

  • Manage and supervise 1st, 2nd, and 3rd shift technicians. Responsible for training, development and work assignments.
  • Conduct performance appraisals; reward and coach employees; discipline adhering to Keystone policies; address employee issues promptly.
  • Proven ability to manage by influence and ability to build and maintain credibility.
  • Receives general direction as to goals and the achievement of those goals. Evaluated based on the successful performance of essential job duties and responsibilities and achievement of goals.
  • Participate in the interview process; assist with the selection of new employees for the team; onboard and train employees as needed.


Requirements

KNOWLEDGE, SKILLS, AND EDUCATION

  • Bachelor Degree in business, facility management, engineering or building construction or a combination of education and equivalent experience.
  • Advanced level of understanding and experience in electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
  • 7-10 years of facility management experience.
  • Proficiency in MS programs - PowerPoint, Excel, Outlook, Word.
  • High proficiency with Computerized Maintenance Management (CMMS) system.
  • Minimum of 5 years of experience in mentoring, guiding and directing employees in a similar job group.

WORKING CONDITIONS, TRAVEL, PHYSICAL REQUIREMENTS

This is a full-time position, 40 hours per week, with additional hours as needed to address the needs of the customer.
