Job Description
Stream Realty Partners is investing in the continued growth of its Industrial brokerage platform in Atlanta, and we are seeking an Associate with existing commercial real estate experience to join our Industrial team. The role is primarily oriented toward tenant representation, with meaningful exposure across all industrial brokerage service lines, including landlord leasing, acquisitions, and investment sales.
This is a business development role at its core. The successful candidate will prospect actively, cultivate relationships with industrial occupiers throughout metro Atlanta, and take ownership of transactions from initial pursuit through closing. Stream pairs the resources of a national platform - more than 1,550 professionals and $11.5B+ in annual transaction volume - with the autonomy of a growing local team and proprietary research tools that provide a distinct information advantage at the submarket level. This position is well suited to a candidate who has established a foundation in commercial real estate and is prepared to assume greater territory and responsibility. This role offers strong earning potential through a performance-driven commission structure. Compensation may include a combination of base salary/draw, commissions/fees, and incentive opportunities. Actual earnings will vary based on individual performance.
Primary Responsibilities:
  • Prospecting and cold calling industrial occupiers, owners, and decision-makers across metro Atlanta to generate new tenant representation and leasing opportunities
  • Owning and growing a pipeline of active and prospective clients through consistent outreach, face-to-face meetings, and relationship development
  • Building recognized expertise in Atlanta industrial submarkets and serving as a credible resource for occupiers, owners, and brokers active in those markets
  • Running the full transaction cycle - market research and property identification, space surveys, tour coordination, RFP preparation and proposal analysis, financial modeling and lease comparisons, negotiation, and closing
  • Tracking market-level data, comps, and availability to inform client advisory and sharpen competitive positioning
  • Contributing to landlord leasing assignments and investment sales pursuits as opportunities arise across Stream's industrial portfolio
  • Preparing client presentations, market surveys, and deliverables that reflect Stream's standard of quality and attention to detail
  • Performing financial modeling and analysis to support tenant advisory, lease comparisons, and investment underwriting

Qualifications
  • Bachelor's degree required
  • 2-5 years of commercial real estate experience, ideally in industrial brokerage, agency leasing, tenant representation, or a research or analyst seat supporting a production team
  • Demonstrated track record of sourcing, supporting, or closing transactions and meeting business development goals
  • Entrepreneurial mindset and comfort with a commission-based compensation structure
  • Strong prospecting instincts and the discipline to maintain a consistent outreach cadence independently
  • Proficiency in Excel and comfort with financial analysis; experience with CoStar and CRM tools preferred
  • Active Georgia real estate license, or ability to obtain one within 60 days of start date
  • Working knowledge of metro Atlanta industrial submarkets and the ability to speak credibly to occupiers and owners about market conditions
  • Self-starter mentality with the ability to work independently while contributing to a collaborative team environment
  • Competitive drive and a genuine desire to build a long-term career in industrial brokerage
  • Strong written and verbal communication skills
