CENTRAL TITLE DIVISION
Job Description:
The Escrow Processor is responsible for managing real estate transactions from contract receipt through closing. This role ensures all necessary documentation is collected, title issues are resolved, and files are prepared accurately and efficiently for closing while providing exceptional customer service to buyers, sellers, lenders, real estate agents, and attorneys.
*THIS POSITION IS LOCATED IN OUR VALPARAISO OFFICE*
Essential Duties & Responsibilities
  • Process new title orders.
  • Review purchase agreements and lender instructions.
  • Order surveys, HOA documents, payoffs, and other required documents.
  • Examine title commitments and identify title defects or requirements.
  • Work with underwriters to resolve title issues and clear title objections.
  • Coordinate closing schedules with buyers, sellers, lenders, attorneys, and real estate agents.
  • Communicate regularly with all parties regarding transaction status.
  • Verify legal descriptions, ownership information, and vesting.
  • Ensure compliance with company policies, underwriter guidelines, and state and federal regulations.
  • Obtain and review payoff statements and prepare disbursement information.
  • Assist in helping our CAS Department & verifying wires when needed.
  • Maintain accurate electronic and physical transaction files.
  • Assist the escrow officer or closer with pre-closing and post-closing tasks as needed.
  • Meet established deadlines while managing multiple files simultaneously.
  • Provide outstanding customer service throughout the transaction.
  • Indiana Title License
  • Indiana Notary Public License

Qualifications
  • High school diploma or equivalent required
  • Previous title, escrow, mortgage, or real estate experience preferred.
  • Knowledge of title insurance practices and real estate closing procedures.
  • Familiarity with title software (SoftPro, RamQuest, Qualia, ResWare, or similar) preferred.
  • Strong organizational and time management skills.
  • Excellent written and verbal communication skills.
  • Ability to multitask in a fast-paced environment.
  • Strong attention to detail and problem-solving skills.
  • Proficiency in Microsoft Office Suite, including Outlook, Word, TEAMS and Excel.

Knowledge, Skills & Abilities
  • Understanding title commitments and title insurance policies.
  • Knowledge of deeds, mortgages, liens, easements, judgments, and legal descriptions.
  • Ability to read and interpret real estate contracts.
  • Strong customer service orientation.
  • Ability to maintain confidentiality.
  • Excellent teamwork and interpersonal skills.
  • Ability to prioritize workload and meet deadlines with minimal supervision.

Preferred Experience
  • 2+ years of title processing or escrow experience.
  • Experience with residential and commercial transactions.
  • Familiarity with state-specific title and escrow regulations.
