Job description

Bolton & Menk is expanding our Right of Way practice and seeking an experienced Right of Way Project Manager to help lead the growth of this exciting and evolving service area.

This is more than a traditional acquisition role. It's an opportunity to help shape and grow a high-impact practice that supports critical transportation, utility, energy, and infrastructure projects across the communities we serve. As a key member of our team, you'll help establish client relationships, guide project strategy, lead acquisitions and relocations, and play an instrumental role in growing our right of way capabilities throughout the region.

We're looking for someone who thrives on building relationships, solving complex property challenges, and helping develop a service line with significant potential for growth. Help build the future of Right of Way services at Bolton & Menk.

This position is ideally based out of one of our Minnesota offices; however, we are flexible on location for the right candidate. As we continue to grow our Right of Way services, we're seeking talented professionals who are excited to help build and expand this emerging practice area.

What You Will Be Doing

This position offers the opportunity to manage acquisition projects from planning through completion, working closely with clients, engineers, agencies, attorneys, and impacted property owners to secure the property rights necessary to deliver projects that improve our communities.

  • Develop and implement acquisition strategies for public infrastructure projects
  • Negotiate easements, right of way acquisitions, temporary construction easements, and other property interests
  • Coordinate appraisals, evaluate valuations, calculate offers, and negotiate settlements in accordance with federal, state, and local requirements.
  • Meet and communicate with property owners, tenants, businesses, public officials, and other stakeholders to provide accurate project information and resolve concerns
  • Conduct title and ownership research, field investigations, and document review
  • Prepare conveyance documents, acquisition packages, easements, and supporting project documentation
  • Manage right of way project schedules, budgets, deliverables, and client communications
  • Collaborate with design teams, surveyors, attorneys, and project managers to support project delivery
  • Provide relocation assistance for residential and commercial property owners and tenants, including relocation planning, claims coordination, and move estimate review
  • Maintain complete and accurate acquisition, relocation, and property records
  • Lead client meetings, provide project updates, and ensure compliance with applicable federal, state, and local regulations
  • Travel to project sites and client locations as needed

What We Are Looking For

  • Bachelor's degree from an accredited college or university
  • Two or more years of experience in right of way acquisition, land services, real estate, property acquisition, or a related field
  • Experience negotiating the acquisition or disposition of real estate and property interests, including easements, rights-of-entry, and fee acquisitions
  • Knowledge of federal, state, and local right of way acquisition requirements
  • Strong interpersonal, negotiation, conflict resolution, and communication skills
  • Ability to build relationships with property owners, clients, attorneys, government agencies, and project teams
  • Strong organizational and project management skills
  • Valid driver's license and willingness to travel as required


Preferred Qualifications

  • International Right of Way Association (IRWA) certification
  • Experience providing relocation assistance services
  • Background in real estate, surveying, title research, legal support, land acquisition, or public infrastructure projects
  • Knowledge of property law, appraisal practices, and relocation regulations
    Experience managing right of way acquisition projects and client relationships

Bolton & Menk will currently not be providing visa sponsorship or Optional Practical Training Extensions for STEM Students. Individuals must be legally authorized to work in the US at the start of employment without a need for current or future visa sponsorship.

Salary Range: $90,000 - $145,000 depending on years of experience and credentials
