Job Description The Building Maintenance Technical Engineer Specialist at Globe Telecom is responsible for the upkeep of equipment and facilities providing core and in-depth technical know-how in Mechanical, Electrical and Plumbing system (MEPS) operations with high expertise in preventive and troubleshooting/corrective maintenance.

DUTIES AND RESPONSIBILITIES:

  • Ensures the Preventive Maintenance calendar is timely and properly executed for building operations reliability specially for critical equipment serving building occupants and facility systems.
  • Leads the incident management team in terms of technical expertise in resolving Equipment Downtime or Building System Trouble restoring the affected services in the shortest possible time.
  • Ensures continuous (24/7) service availability of critical facilities supporting building services and all business functions at corporate office.
  • Ensures proper management of site norms (health, safety and environment), site access and activities and consistent compliance to process standards (ISO) being implemented in the building.
  • Prepares, implements and monitors budget for facilities operations (OPEX).
  • Identifies capital expense (CAPEX) budget necessary for the continuous and efficient operations of the building equipment and facilities.
  • Ensures the "readiness" of building facilities and equipment everyday specially for corporate office operations and events in the workplace.
  • Manages the maintenance service partner/s with Service Level Agreement (SLA) ensuring the efficient and optimum utilization of equipment necessary to deliver the building services to all customers.
  • Ensures effective implementation of energy efficiency program and continual improvement of energy performance and energy management system
  • Updates the organization regarding the latest additions/revisions in engineering and building codes, best facilities management practices and industry innovation trends.
  • Enables Building and Energy Management (BEM) customers delivering business/process requirements involving the building facilities operations.

KPIs

  • 100% completion of maintenance schedule for equipment, systems and facilities
  • 24/7 availability of power, cooling and building auxiliary systems (FDAS, BMS, Fire Protection etc.)
  • Immediate action and coordination to any building incident. Restore and resolve the affected equipment or system/s back to its normal operating condition in a specified period.
  • Conforms with the ISO standard audits and comply with legal and regulatory requirements

Top 3 Deliverables:

  • Assess the property management vendor activities and enhance the current facilities maintenance activities and program aiming for operational efficiency and improvement.
  • Inject high standard in terms of excellence in building/equipment/facilities maintenance leveraging on the deep and exceptional technical expertise in leading the maintenance and troubleshooting of an equipment, mostly without heavy dependency on the technicians and contractors.
  • Contribute on the digitalization or process automations that help eliminate manual tasks reducing process time thus, improving efficiency.

Work Experience:

  • At least 5-year experience as Building Maintenance Engineering Technician or Engineering Supervisor with full hands-on and deep technical know-how in maintaining and troubleshooting a facilities equipment and building systems preferably in a large scale.

  • Licensed Mechanical or Electrical engineer
