POSITION SUMMARY

The Analyst Hospitality Strategic Operations is a newly created role based in Atlanta, GA. Reporting to the Manager Hospitality Strategic Operations, the position is responsible for financial modeling and cash flow forecasts, financial and operating performance analysis, preparing owner/lender reports, and assisting with ad-hoc analysis related to operating hotels, as well as the hospitality platformโ€™s acquisition and development pipeline. Additional responsibilities include the collection and evaluation of monthly financials with variance analysis to budgets and underwriting. Portmanโ€™s current hotel portfolio consists of seven hotels (3,079 rooms) in five North American markets: Hyatt Regency Salt Lake City; Westin Charlotte; Westin Cincinnati; InterContinental San Diego; SpringHill Suites / Residence Inn San Diego; Hotel Indigo Downtown Atlanta; Kimpton Sylvan Buckhead Atlanta.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Keep current on all market activity and performance, specifically the markets in which current and pipeline assets are situated, including supply and demand changes, transactions, and performance trends.
  • Support performance and value maximization of the existing hospitality portfolio.
  • Support Asset Management through financial modeling, including investment returns, asset budgets, and operating pro-formas.
  • Develop dashboards for performance analytics and cross-project comparisons.
  • Produce and maintain detailed forecasts of income and expenses.
  • Use property management inputs, industry analysis/benchmarking, accounting, financial analysis and computer modeling fundamentals to analyze project operations, business plans, capital investments, sales & marketing plans, and strategic alternatives.
  • Attend Owner meetings with Operators and Property Managers with the SVP and/or Manager Hospitality Strategic Operations, documenting key action items and following up on their resolution.
  • As required, assist Portmanโ€™s hospitality acquisition and development teams in underwriting and assessing acquisition, development, and special project opportunities (re-flagging opportunities, hotel license renewals, third-party leasing, hospitality company acquisitions, etc.). Provide market analysis, program and positioning input, and operational input to relevant stakeholders during the underwriting of new investments and development projects.
  • Support due diligence efforts and assist in the closing of capital events including dispositions, refinances, and partner buyouts.
  • Create document abstracts for key contracts, leases, operating agreements, loan documents, etc., and ensure compliance with key provisions and deliverables.
  • Provide asset details and support in report creation and standardization, and responding to ad hoc reporting requests of Portman entities, investors, lenders and joint venture partners.
  • Any additional tasks as required in support of the Asset Management and greater Portman teamโ€™s goals to maximize the investment returns of the existing portfolio and the hospitality platformโ€™s acquisition and development pipeline.


REQUIREMENTS

  • Degree in real estate, engineering, finance, hospitality, or similar fields preferred.
  • 2+ years of experience in the asset management of institutional real estate, with hospitality exposure strongly preferred.
  • Working understanding of key real estate agreements including leases, purchase and sale agreements, management, franchise and leasing agreements, partnership agreements and loan agreements.
  • Strong demonstrated knowledge of financial modeling and accounting concepts
  • Solid understanding of real estate investment returns, waterfalls and loan mechanics.
  • Exceptional analytical skills with careful attention to detail and accuracy.
  • Proficiency in Microsoft Office, particularly Excel.
  • Excellent organizational skills with the ability to plan, prioritize, and manage multiple tasks.
  • Travel required up to 20%.
