What this job involves:

As Senior Occupancy Planner, you will support the clients occupancy strategy and space management within the framework of corporate workplace programs, metrics, and real estate strategy. Reporting to the Area Occupancy Planning Lead, you will partner closely with Portfolio Strategy and the Client's Strategic Planning team, driving integration with relocation management, project management, and facilities management functions. You will serve as the single point of contact for quality control in terms of consistency in planning processes, procedures, and protocols, as well as workplace design solutions for your portfolio. You will understand the planned 1-5 year real estate strategy for all buildings and businesses in your portfolio, acting as the main point of contact for occupancy planning initiatives and their implementation for your specified AMER area.

What your day-to-day will look like:

  • Apply and validate finance-approved top-down headcount projections by business unit for a rolling three-year planning horizon, partnering with the OP Client and Portfolio Strategy team to analyze the client's portfolio and identify opportunities to optimize space.
  • Develop occupancy scenarios to support business and GREG requirements, analyze occupancy and attendance metrics.
  • Track and report projected versus actual headcount by organization, developing city and site-specific occupancy strategies with GREF Leadership and client occupancy planning.
  • Report current and forecasted supply and capacity for a rolling three-year timeframe, collect preliminary program requirements for each organization and team, and develop migration plans and sequencing of org-level moves.
  • Develop stacking diagrams of current and future state based on three-year headcount forecasts, obtain organizational alignment on migration and stacking plans by partnering with client occupancy planning, and coordinate scope and phasing schedules for project implementation.
  • Recommend and apply space policies, standards, procedures, and protocols, educate and ensure compliance on planning and space policies, and report and maintain quarterly org-level space allocation plans
  • Review Site Audit Data (including seat assignments, occupancy, vacancy, labs, and equipment) and partner Facilities and SDI contacts for validation needs and timing.

Required Qualifications:

  • Bachelor's Degree
  • 5-8 years of experience in a corporate real estate environment
  • Previous experience in space/occupancy planning at a strategic level
  • Proficient in CAFM systems and Bluebeam preferred
  • Proficient in Microsoft Excel (pivot tables, V-Lookups, cell calculations, formulas, etc.) and headcount and space demand analysis for 1:1 and agile populations
  • Strong ability to convey planning strategy in written format incorporating supportive data and floor plans into concise presentations
  • Ability to work in all Microsoft Office suite software technology
  • Strong Project Management skills and mindset and proficiency with project management tools.
  • Familiar with AI tools and integrating them into daily workflows and deliverables.
  • Ability to thrive in dynamic and ambiguous work settings.

Preferred Qualifications:

  • Experience with workplace strategy is highly desirable
  • Experience in matrixed leadership roles as lead Occupancy Planner
  • Experience leading special, ad-hoc planning analyses
  • Strong relationship management skills and ability to deal with sensitive information
  • Experience facilitating communication between occupancy planners, space planners, Org Space Program Managers, and other GREF team members
  • Experience incorporating occupancy strategy into long-term strategy documents to clearly articulate impacts to city, site, and org-level allocations
  • Experience supporting document development of long-range strategy incorporating occupancy strategy at building and org level
  • Strong interpersonal skills and the ability to be effective working with JLL and client personnel at all levels.

Estimated compensation for this position:

110,000.00 - 159,500.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
