Job description

Penn Transfer is looking for a highly motivated Settlement Agent to join our innovative, agile team on our journey to unprecedented levels of success! The Settlement Agent will be responsible for assembling, preparing, and reviewing/verifying documents for a loan closing while ensuring all applicable state, federal, and regulatory requirements are met—this role will play an important part in ensuring our customers’ financing experience goes smoothly, a crucial piece of the process to further our mission of “Building Dreams Together.”
Key Responsibilities:
Homebuyer Settlements
  • Receive and review lender prepared CD for approval
  • Make any lender requested changes to title docs.
  • Enter lender fees from Lender CD into Title Express
  • Verify non-lender fees on Lender CD are correct (i.e. title fees, taxes HOA fees, recording fees, deposits, seller credits etc., pro-rations)
  • Prepare Seller CD and send it to seller for approval.
  • Send ALTA for Realtor Approval
  • Print Closing packages and organize for settlement
  • Review lender closing instructions
  • Finalize disbursement ledger, match wire with lender amount.
  • Communicate with buyers and realtors with any special requirements.
  • Conduct settlements
Immediate Post Closing (homebuyer and takedowns):
  • Verify wires are received.
  • Prepare Deposits and Record incoming wire receipts
  • Organize packages for scanning
  • To be done as needed after settlement:
  • Track mortgage releases and records upon receipt via Simplifile or send to county for Manage any post-closing requests from lenders and customers.
  • Manage any monies being held for escrow purposes and release as required
Misc:
  • Daily Positive Pay
  • Water/sewer and payoff requests (as back up)
  • Recordings and Post-Closing mailings (as back up for post closer)
  • Make Deposits (as back up for Dawn)
  • Assist in Policy Preparation (during any down time as back up)
  • Follow up on outstanding checks/disbursements (as requested).
  • Stipulation of Liens Preparation (as back up)
  • Additional duties and responsibilities as assigned/needed.
Required Skills and Experience:
  • High school diploma required; college degree preferred
  • 3-5 years in achieving results in the title insurance, mortgage lending, or real estate field.
  • Current PA Notary License or must be obtained within 30 days of hiring.
  • Strong understanding of property titles, liens, mortgages, and related legal documentation
  • A keen attention to detail and strong research and organizational skills.
  • Excellent customer service skills and an enthusiasm for ‘Unreasonable Hospitality.’
  • Proven project management skills, with the ability to set and meet aggressive deadlines.
  • Exceptional interpersonal, verbal, and written communication skills, with a talent for building rapport quickly.
