Job description

What we need from you:
The Commercial Title Examiner ensures a thorough examination of a property's chain of title while adhering to company and underwriting guidelines thereby eliminating risk and preventing loss when issuing title commitments.
This is an in-office position, Monday - Friday, 8:00am - 5:00pm.
Responsibilities:
  • Prioritize workload daily by due dates and internal/external customer requests.
  • Examine chain of title to underwriting stopping point; including determining requirements and exceptions for issuing title commitment.
  • Identify problems and develop requirements for corrective action.
  • Proof completed commitment and/or policy for content and accuracy.
  • Deliver commitment and/or policy to necessary parties by appropriate method of delivery based on required timeliness and customer preference.
  • Approve surveys, subdivision plats and condominium maps and declarations to determine insurability.
  • Request overlimit approvals according to company and underwriter guidelines.
  • Request indemnity letters from previous insurers in the chain of title when needed.
  • Provide support to all other job positions and teams when necessary.
  • Perform other related duties as assigned by Team Leader.
  • Maintain working relationships and communication co-workers and customers for file completion;
  • Take responsibility for customer satisfaction.

Education and Experience:
  • High school diploma or equivalent required
  • Active Colorado Title License required
  • Three to five years combination of title examination and title work experience preferred
  • Solid working knowledge of Office 365 or Google Business Suite, Internet, Title Plant Software, MapDraw, and other public record search tools
  • Knowledge of legal and real estate terminology, underwriting practices and related title insurance processes used in the preparation of title insurance products

Working Conditions:
  • Prolonged periods of sitting at a desk and working on a computer.
  • Must be able to lift up to 15 pounds at times.

Compensation:
  • The anticipated salary for this position is $55,000 to $70,000 annually.
  • In accordance with Colorado state law, this position is non-exempt and all overtime will be paid at time and a half.
  • Eligible for quarterly title incentives.
  • There is potential for an annual employee profit-sharing bonus based on company performance.
