This opportunity is with an established General Contractor that specializes in converting existing Buildings and Structures into complex buildings / industrial complexes and is looking to expand its foothold even further into the Critical Facilities Market. Our client is taking their expertise and focus and applying it towards brownfield and greenfield data center projects - including site development, building shell, structural scope, architectural build-outs, and campus expansions for the Hyperscale, Colo or Enterprise Marketplace.

This opportunity is with an established General Contractor that specializes in converting existing Buildings and Structures into complex buildings / industrial complexes and is looking to expand its foothold even further into the Critical Facilities Market.

We are looking for am Civil / Structural / Architecture - CSA - Data Center Construction Project Manager to support critical facility construction projects. The Construction PM will be responsible for all aspects of managing a data center construction project with a heavy emphasis on Civil / Site Development, Structural, and Architectural scope (site layout, grading, utilities, building shell, foundations, envelope, permitting, and constructability).

This will include providing leadership to contractors and vendors associated with the delivery of company projects. The candidate will have overall responsibility for the delivery of assigned projects on budget on time and assurance that the project scope and quality meet Company Design Standards and the objectives set for the project. The successful candidate will have to be exceptionally organized and be great with back office work (change orders, budgets, paperwork driven, etc.)

Responsibilities:

  • Maintain liaison with various contractors and vendors - Civil, Structural and Architecture / CSA - in order to manage the day to day activities that impact the delivery of company's layout and footprint of critical facilities and utility interconnection, including civil/site contractors, structural steel, concrete, envelope trades, architectural trades, and specialty vendors
  • Ensure that all day to day project responsibilities are met by the contractors and vendors on the project, with emphasis on site readiness milestones, early works, permitting packages, and long-lead CSA procurement
  • Follow site layout concepts using Civil 3D, incorporating grading, utilities, and circulation patterns while maintaining flexibility for design evolution
  • Manage multiple aspects of the project simultaneously. Assist the Senior Project Manager in negotiating contracts with vendors as necessary. Responsible for creating and managing project schedules, including site/civil phasing, foundation / slab sequencing, steel erection, enclosure, and architectural fit-out
  • Put together Project plans – size up, costs, budget, scheduling, timeline, manage change orders, etc., including site development budgets, utility interconnect timelines, and constructability planning
  • Assists with reporting and RFPs to Contractors, including civil/site RFPs, structural packages, shell/envelope bid docs, and architectural scopes
  • Deliver Built to Suit projects with a heavy emphasis on value-engineering, including civil scope optimization (grading, stormwater, paving), structural efficiencies, and enclosure/material alternates
  • Drive Company Standards uniformly as it regards to Project Delivery by all project participants on all projects, including site design standards, building prototypes, and documentation / turnover requirements
  • Manage financial aspects of contracts (progress billing, rental equipment, income / expenses) to protect the company's interest and simultaneously maintain good relationship with the client
  • Represent the company in project meetings, including permitting meetings, utility coordination meetings, and design coordination calls
  • Effectively communicate construction standards to internal and external project partners
  • Maintain strategic relationships with in-region stakeholders
  • Maintain all logs required to track the progress of the project
  • Coordinate with internal and external architectural, structural, and MEP design engineers to ensure scope alignment, constructability, and schedule adherence
  • Managing diligence efforts, optimizing utility and network interconnections, working with design and construction teams
  • Support site assessments / due diligence efforts where applicable (brownfield conversions), including evaluating site constraints, existing conditions, and feasibility for data center development
  • Foresee and manage project-specific cost and schedules variables, including stormwater requirements, utility capacity constraints, and permitting lead times
  • Manage multiple fast paced projects simultaneously
  • Lead initiatives aimed at improving cost, quality, schedule, and consistency

Qualifications:

  • Experience managing Data Center Construction Projects as an Owner or as a General Contractor, with preference for CSA-driven delivery (Civil, Structural, Architectural)
  • Experience with converting an existing building into a data center a huge plus / brownfield data center construction a big plus, including site constraints, existing utility conditions, and retrofit / reinforcement scope
  • Experience managing budgets in excess of 200mm and above
  • Minimum of 5-10 years relevant experience in the Data Center Construction Industry within the CSA space with working knowledge of land use and land development conventional practices
  • BA / BS / Associates Degree a plus (ideally in Civil Engineering, Construction Management, Structural Engineering, or Architecture)
  • Experience with hyperscale / colo / enterprise data center / mission critical facilities construction projects
  • Site selection and / or existing asset acquisition experience a plus; someone that can assist with determining the viability / assessments of converting existing building / property to a Data Center
  • Proficiency in understanding and applying building codes, permitting, variances, local regulations, and standards
  • Must be familiar with the design process of building systems for data center and mission critical projects, including site layout, grading, utilities, stormwater, pavement, structural systems, and architectural coordination
  • Previous experience working with engineering consulting / construction firms
  • Client Facing / Client relationship / Client Management skills
  • Ability to effectively communicate complex project details and market information and analysis at all organizational levels to include senior leadership, utility partners, and local stakeholders
  • Self Starter, self motivated, Strong problem-solving skills and should prioritize well and have the ability to successfully work independently and within a team
  • Proficient in AutoCAD Civil 3D, Bluebeam, Revit, BIM and MS Office / review high level drawings and one-lines
  • Previous experience in the Military / Military Veterans a huge plus! Experience with Electrical / Mechanical: Navy nukes - EMN, ETN, MMNs, Seabees, Army - Power Generation, Air Force – Power Production, Generator Techs, Maritime, Coast Guard, Army National Guard, etc.
  • Active participant in local data center organizations (7x24, AFCOM, DCD, Uptime Institute, DICE Bisnow, etc.
