Job Summary:

The Area Director of Engineering leads all engineering operations for The Arrabelle, the Lodge at Vail, and the Ritz-Carlton Residences. This leader will maintain all aspects of the property and associated properties, with a strong emphasis on asset maintenance and budget performance, in addition to adhering to all applicable Industry, Federal, State and Local Codes. The Area Director will lead and train the engineering staff to be competent with all job functions, manage external stakeholders, and will collaborate closely with the Hospitality Senior Leadership Team. This hire will also maintain a work order system for the properties, and use the system to measure productivity and efficiency of the engineering department.

Job Responsibilities:

  • Lead engineering operations across The Arrabelle, Ritz Carlton Residences, Lodge at Vail rental portfolio, and related off site properties.
  • Set department goals, assign priorities, manage staffing levels, and provide direction to property engineering leaders and teams.
  • Maintain all buildings, guest rooms, residences, common areas, equipment, mechanical systems, exterior areas, and related assets to meet brand, owner, company, and code requirements.
  • Build and manage preventative maintenance programs for buildings, rooms, residences, equipment, life safety systems, and major mechanical systems.
  • Use the work order system to track productivity, response times, repeat issues, asset condition, labor use, and department performance.
  • Train engineering leaders and associates on service standards, safety procedures, emergency response, technical skills, brand requirements, and job functions.
  • Lead regular engineering meetings and shift communication to review priorities, safety topics, guest issues, work orders, projects, brand standards, and team performance.
  • Respond to guest, owner, and stakeholder concerns with clear communication, timely follow up, and practical solutions. Maintain compliance with applicable federal, state, local, and building code requirements.
  • Monitor operating budgets, control expenses, explain variances, and support annual budget planning for engineering operations.
  • Prepare and manage capital plans that protect the assets, address building needs, support business goals, and meet owner and company expectations.
  • Partner with corporate teams, architects, engineers, designers, contractors, vendors, HOAs, ownership groups, and property leaders on renovations, repairs, infrastructure projects, and capital work.
  • Develop project scopes, obtain bids, review pricing, follow purchasing and contract procedures, and manage project quality, timing, budget, and closeout.
  • Purchase parts, supplies, tools, materials, and equipment in line with company accounting, purchasing, invoicing, and approval procedures.
  • Maintain inventory controls for parts, supplies, equipment, tools, and critical building materials.
  • Evaluate when work should be completed by internal engineering teams and when outside contractors are needed.
  • Oversee vendor relationships for mechanical systems, fire systems, elevators, waste disposal, recycling, landscaping, snow removal, and other property needs.
  • Support owner billing for maintenance and repair work completed in rental units, residences, condos, apartments, or managed properties according to agreements and property procedures
  • Maintain strong technical oversight of HVAC, electrical, plumbing, mechanical systems, boilers, chillers, cooling towers, water systems, controls, fire alarm systems, sprinkler systems, refrigeration, carpentry, painting, laundry equipment, and related building systems.
  • Partner with property leaders on security needs, emergency planning, risk reduction, guest impact planning, and protection of guests, owners, associates, and assets.
  • Develop engineering leaders and identify succession plans for key engineering roles.
  • Perform other duties related to multi property engineering operations, asset protection, capital planning, and property support.

Job Requirements:

  • 3+ years of experience in technical school, or formal technical training.
  • 3+ years of experience as a Director of Engineering or Chief Engineer, preferrably at a large resort property, or within a related industry (construction, cruise lines, etc.).
  • Must have a valid driving license; accreditation an advantage.
  • Above average proficiency in Microsoft Office Suite required. 
  • Must be able to speak, read and write English in a professional manner. 
  • Excellent oral and written communication skills required.
  • Willing to work with changing shift schedules as necessary to meet business needs.

The expected pay range is $110,00 - $140,000 + annual bonus + equity. This is the pay range we reasonably expect to pay for this position. Individual compensation decisions are based on a variety of factors.
