Job Purpose/Summary:

This position is responsible for overseeing day-to-day management of tenant and capital improvement projects including but not limited to permit processing, submittal reviews, managing architects, consultants, and general contractors for B. F. Saul REIT & Saul Center projects.

Essential Job Functions of the Senior Construction Project Manager:
  • Oversight of construction projects under their supervision
  • Compile conceptual budgets/competitive bids
  • Coordinate with building architect / MEP for preparation of contract documents
  • Manage the bidding and award of process for all assigned projects
  • Initiate and secure Senior Management approval of construction expenditures
  • Coordinate and assist retail and office tenants with space plan and construction document preparations
  • Substantial completion walk-throughs
  • Coordination with tenant's contractor(s) and /or tenant to ensure timely possession of space by tenant
  • Process tenant and vendor invoices
  • Contract enforcement and project close out
  • Coordinate with A&E team for RFI and Submittal review and action as required
  • Cash Flow Forecasting and draw reviews for base building projects with Accounting and Lenders
Required Experience / Education / Certifications of the Senior Construction Project Manager:
  • 5-8 years project management experience working for a general contractor or owners representative with emphasis on retail and office tenant improvements
  • 4-year degree in Construction Management or Engineering or equivalent work experience
  • CCM (Certified Construction Manager) and LEED AP would be a plus
Other Qualifications of the Senior Construction Project Manager:
  • Effective verbal and written communication skills
  • Proactive planning and organization skills
  • Ability to effectively react to and manage unforeseen schedules and situations
  • Ability to use rational resources to solve problems and make decisions
  • Ability to meet deadlines and is self-directed, thorough and responsible
  • Advanced skills in Word, proficient in Outlook, Excel, Microsoft Project and Blubeam

$125,000 - $150,000 a year
The actual base pay offered is determined by several variables, including, as appropriate, the applicant's qualifications for the position, years of relevant experience, distinctive skills, level of education attained, certifications or other professional licenses held.  Base pay is one component of B. F. Saul Company & Affiliates total compensation package, which also includes access to or eligibility for healthcare benefits, a 401(k) plan, short-term and long-term disability coverage, basic life insurance, bonus plans and more.
