Description

The Associate Manager, Workplace Services MEP Engineering reports to the Senior Manager, Workplace Engineering, Americas. They provide on-site technical expertise to maintain building systems, support stakeholders and events, and manage high-value facility assets. This is a full-time, in-office position based in Salesforce Tower New York City.

Core Job Functions

Building Systems Maintenance & Operations

  • Function as a subject matter expert in mechanical and plumbing systems, including HVAC, electrical, plumbing, and commercial kitchen systems, offering engineering expertise and support to complex technical problems.

  • Conduct weekly critical asset walkthroughs in NY Tower to ensure mechanical, electrical, plumbing, wastewater, energy monitoring, and lighting control systems are functioning properly.

  • Provide oversight for mechanical, electrical, and plumbing (MEP) maintenance and operations in Salesforce Americas East Region offices (New York, DC, and Boston), in partnership with a third-party service provider.

  • Collaborate with the Salesforce Project Design & Delivery team to provide construction-phase oversight during capital projects and improvements, ensuring MEP operational alignment, and adherence to SFDC standards.

  • Apply knowledge of lighting controls systems operations to diagnose malfunctions and assist facilities teams with the appropriate repair process.

  • Maintain relationships with strategic service vendors, perform quarterly business reviews (QBRs), and facilitate on-site vendor work as needed.

  • Serve as a liaison between Landlord and the operations team, addressing inquiries, concerns, and requests related to MEP systems.

  • Collaborate with the Salesforce Project Design & Delivery team to provide construction-phase oversight during capital projects and improvements, ensuring MEP operational alignment, and adherence to SFDC standards.

  • Track KPIs for MEP vendors and subcontractors to ensure service level agreements (SLAs) are met with partners for all MEP-related services.

  • Manage tenant BMS access on-site (NYC), and maintain lighting controls programming access as needed, where applicable.

Asset Management & Planning

  • Maintain records of repairs, calibrations, and maintenance using Salesforce's Computerized Maintenance Management System (CMMS), Field Service.

  • Conduct quarterly asset surveys using Field Service, ensuring equipment information is accurate and up to date.

  • Respond to Salesforce work orders related to MEP systems per team Service Level Agreement (SLA) timing.

  • Support adoption and training of Field Service usage within the regional team.

Carbon Reduction & Indoor Environment

  • Prepare and submit quarterly energy consumption data for the Salesforce Sustainability team, including tenant and base building utility bills.

  • Conduct periodic MEP systems performance analysis to drive improvements in energy efficiency and reduce operational costs.

  • Maintain and monitor Indoor Air Quality (IAQ) sensors, troubleshooting issues as needed, and coordinating with partner teams to mitigate outdoor air quality issues in Salesforce spaces.

Events & Hospitality

  • Manage lighting control systems and create specialized programs as requested by the Events team or for special events.

  • Coordinate with the Events team on external vendor MEP needs, including electrical plan reviews for supplemental equipment.

  • Periodically audit Vendor Work Rules and COIs to ensure safe vendor participation in events.

Health, Safety, & Emergency Preparedness

  • Maintain and implement safety protocols documents in coordination with the Salesforce Health and Safety team.

  • Implement building protocols according to Workplace standards in response to adverse events (e.g., smoke and wildfire, airborne pandemics).

  • Embed environmental, health, and safety (EHS) practices into daily operations, enforcing zero-tolerance for unsafe working conditions to target a zero-accident rate.


Experience & Qualifications:

  • Enrollment in or completion of technical training related to plumbing, HVAC, or electrical discipline; relevant certification or curriculum preferred.

  • Knowledge of local, regional, and national regulations related to MEP systems; including but not limited to systems and operations compliance, permits, and licenses.

  • Minimum 4 years experience working with HVAC, plumbing, electrical, or lighting controls systems.

  • Ability to read and interpret MEP drawings, technical specifications, and associated documentation.

  • Ability to manage and organize large amounts of data; proficiency with G-Suite (Sheets, Google Drive, Gmail) required; Salesforce and Slack experience preferred.

  • Excellent communication skills; experience in working with vendors, internal stakeholders, and non-technical customers preferred.

  • Proven ability to self-manage time and projects and work independently.

  • Ability to collaborate with stakeholders to solve complex cross-functional issues.

  • Comfortable using ladders, familiar with basic tool operation, and skilled in using small handheld power tools.

  • Ability to travel up to 25% within the region may be required.
