THE OPPORTUNITY
The Assistant Business Manager is the operational and compliance anchor for an assigned affordable property, owning the full cycle of certifications, regulatory reporting, resident eligibility, and day-to-day execution. This role requires technical fluency in LIHTC and layered program requirements and the discipline to execute without shortcuts. Reports to the Business Manager.
WHAT YOU'LL BE STEERING
Compliance Execution
  • Maintain full compliance with LIHTC, Section 8, HOME, and applicable program requirements; keep resident files audit-ready; submit all city, state, MN Housing, HUD, and syndicator reports on time.

Certifications and Eligibility
  • Execute certifications, recertifications, and income verifications accurately and on schedule; manage waitlist and application process per housing authority and program guidelines.

Property Operations
  • Oversee day-to-day leasing, maintenance coordination, and resident relations; uphold SAIL policies and operational standards consistently; respond to residents and online reviews with professionalism.

Financial Accuracy
  • Hit occupancy, collections, and compliance benchmarks; operate within budget; enter complete, accurate data in Yardi.

Schedule and Working Conditions
  • Full-time, typically Monday through Friday with occasional evening or weekend availability for leasing or resident events
  • Essential functions include walking the property (interior and exterior), navigating stairs, and occasional lifting up to 25 pounds

Requirements
WHAT YOU BRING ABOARD
  • Minimum 2 years of property management experience with at least 1 year in affordable housing or LIHTC
  • Depth in affordable housing compliance (LIHTC, Section 8, HOME, or layered programs) is highly valued, and most powerful when paired with strong day-to-day property operations experience
  • Demonstrated technical knowledge of Tax Credit (LIHTC), Section 8, HOME, and layered affordable housing programs
  • MN Housing Finance Agency and/or HUD compliance experience strongly preferred
  • HCCP, SHCM, TCS, or COS certification preferred (or willingness to obtain within first year)
  • Proficiency in Yardi or comparable property management software
  • Comprehensive understanding of Fair Housing law and compliance regulations
  • Exacting attention to detail and ability to manage documentation, deadlines, and regulatory requirements with consistency

Salary Description
$55,000-$70,000 with Quarterly Bonus Potential
