Position Summary:

Hillwood Properties is seeking an experienced Senior Development Manager โ€“ Industrial (Manager) to join our growing AllianceTexas industrial development team in Fort Worth, TX. Reporting to the Senior Vice President of Development, this role will help lead and manage the full development lifecycle for both speculative and build-to-suit industrial projects โ€”including site viability, entitlement, design, construction, tenant improvement coordination and occupancy.

The ideal candidate is a team player, strategic, high-performing, results-oriented professional with a collaborative approach to land development, permitting, design, construction management and customer service. This individual will work closely with internal and external stakeholders to ensure projects align with Hillwood Propertiesโ€™ and AllianceTexasโ€™ commitment to excellence and value creation.

Responsibilities:

Pre-Development and Planning:

  • Conduct site feasibility and due diligence, assessing zoning, site conditions, utilities, drainage and access.
  • Oversee third-party contracts for geotechnical, environmental, boundary and topographic surveys, and title work.
  • Serve as the primary liaison between internal teams, contractors, consultants and government agencies throughout the project lifecycle.
  • Manage site specific entitlement processes, including platting and public infrastructure design, in coordination with team members.
  • Lead coordination with local government agencies and utility providers to secure necessary approvals and permits after construction begins.
  • Negotiate and manage agreements for utility connections, relocations, and infrastructure work to support development needs.
  • Initiate the bid review process for contractors, architects, consultants, design, engineers, and trades bids ensuring alignment with project goals and budget
  • Manage the selection, contracting, and coordination of consultants, including planners, engineers, architects, and pre-construction managers.
  • Oversee preliminary design phase, conduct regular design review meetings and facilitate fast-track scheduling with city and design teams.
  • Identify and implement value engineering opportunities to optimize project design, control costs, and maximize value.
  • Collaborate with internal stakeholders to create conceptual development budgets and schedules.
  • Finalize site and building designs with the SVP, initiating pricing and sub-bid processes to secure reliable project estimates.
  • Refine development budgets and schedules to ensure effective project tracking and reporting.

Financing:

  • Coordinate with finance and accounting teams to develop detailed bank budgets and cash flow assumptions for project financing.
  • Support the legal team to complete loan checklists, ensuring compliance and providing due diligence for appraisers and lenders.
  • Establish and maintain relationships with bank inspectors, facilitating monthly bank draws and addressing any post-closing issues.

Construction Management:

  • Partner with city officials to expedite and secure necessary permits and approvals after construction begins, maintaining regulatory compliance.
  • Lead the selection and contracting process for general contractors, subcontractors, and other consultants while diligently managing to the project budget and schedule
  • Attend weekly job meetings to monitor project progress, address issues, and maintain project timelines.
  • Review and approve monthly contractor pay applications, update the development cost summary, and collaborate with the bank inspector to process pay applications promptly.
  • Work closely with the industrial leasing team, property management and contractors to streamline the punch-list process for a seamless project transition.
  • Conduct post-construction lessons-learned discussions and prepare monthly cost reports to inform future projects.

Deal & Proposal Coordination:

  • Collaborate with the industrial leasing team to support lease and build-to-suit proposals, including developing master development plans, site plans, tenant improvement plans, project budgets, and schedules.
  • Participate in project-specific meetings and presentations with prospective and current customers, working closely with the SVP of Industrial, the Industrial Leasing Team, and the SVP of Development.

  • Proficient in MS Project, MS Office, Box and project management software.

Education and Experience:

  • Bachelorโ€™s degree in construction management, Real Estate Development, Civil Engineering, or a related field.
    • If education is engineering, architecture or real estate development, applicants should have a minimum of five yearsโ€™ experience managing construction projects.
  • Minimum of 10 yearsโ€™ experience in industrial development and construction required
  • Proven track record in ground-up development, including both Class A speculative and build-to-suit industrial projects, required.
  • Experience in project management with a general contractor or ownerโ€™s representative strongly preferred.
  • Strong understanding of municipal processes, including plan reviews, permitting, and document processing.
  • Extensive experience in preparing, negotiating, and reviewing contractor and consultant proposals, agreements, and contracts.
