Morgan Properties is looking for an experienced maintenance professional who is ready to take the next step into leadership. What You'll Be Doing
As an Assistant Service Manager, you'll work alongside the Service Manager to help lead daily maintenance operations and ensure our residents receive the responsive, high-quality service they deserve. Your responsibilities will include:
  • Assist in leading, coaching, and supporting Maintenance Technicians while helping create a positive, accountable, and team-focused environment.
  • Help coordinate daily maintenance operations, including service requests, apartment turns, preventative maintenance, technician workflow, and scheduling priorities.
  • Lead by example with hands-on troubleshooting and repairs involving HVAC, plumbing, electrical, appliances, carpentry, drywall, and general building maintenance.
  • Help identify maintenance priorities and keep work moving efficiently in a fast-paced, high-volume community.
  • Support inventory management by helping maintain appropriate levels of maintenance supplies, tools, equipment, and materials.
  • Conduct inspections of buildings, grounds, vacant apartments, and completed work to help ensure quality and company standards are consistently met.
  • Communicate professionally with residents, office team members, and maintenance staff regarding service needs, priorities, and project updates.
  • Participate in the rotating on-call schedule and respond to after-hours maintenance emergencies when required.
  • Partner with the Service Manager on special projects, team development, and operational needs that contribute to the overall success of the community.

Compensation & Incentives
  • Base Pay: $25.00 - $27.00 per hour
  • Up to 50% Rent Discount

  • On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule
  • Monday - Friday: 8:00 AM - 4:30 PM
  • Rotating paid on-call schedule required

What We're Looking For
  • Active, valid driver's license and reliable transportation.
  • At least 3 years of maintenance experience, preferably in multifamily housing, residential maintenance, facilities maintenance, or a related field.
  • Previous experience supporting team leadership, mentoring technicians, coordinating workflow, or helping oversee daily maintenance operations preferred.
  • Strong hands-on knowledge of HVAC, plumbing, electrical, appliances, carpentry, drywall, and general building maintenance.
  • Strong troubleshooting and problem-solving skills with the ability to prioritize multiple maintenance needs in a fast-paced environment.
  • Comfortable using smartphones, mobile maintenance applications, email, and other technology platforms.
  • Dependable, organized, and willing to take ownership while supporting the success of the entire team.
  • Strong communication skills and a commitment to providing exceptional experience for residents.
  • A positive, team-first approach with the desire to continue developing as a maintenance leader.
