Description

We are currently seeking a Development Analyst to join our growing team. The role is based in Virginia Beach, VA, and will provide support in all areas of real estate investment and development. Opportunities for future advancement are significant and will be earned as the candidate demonstrates mastery of his or her responsibilities. The successful candidate can expect to be exposed to acquisition of land and income-producing assets, rehabilitation and repositioning of existing properties, and ground up development. By leveraging complex capital resources, the role will be involved with the capitalization of Low-Income Housing Tax Credit (LIHTC) multifamily residential projects. The candidate will work closely with a Development team that oversees all facets of ground-up development, including feasibility, contract due diligence, preconstruction development, construction, and stabilization.

Core Responsibilities:

  • Source new development opportunities to expand Lawson's robust pipeline
  • Perform financial underwriting to determine feasibility of ground-up development projects and to project economic return over long-term holding of an asset
  • Conduct due diligence on potential developments through detailed market research including analysis of land sales, comparable properties, demographic trends and profiles, as well as cost to construct and operate an asset in the given area to enhance accuracy of underwriting
  • Conduct market, zoning, and financial feasibility analysis
  • Prepare investment memoranda and materials for internal investment committee discussions
  • Acquisitions & entitlements support
  • Assist in contract structuring and negotiations
  • Ad hoc research & analysis
  • Support development activities through entitlement and early design phases

Requirements

Requirements:

  • 0-3 years of relevant experience in real estate development, acquisitions, investment analysis, finance, or a related field
  • Bachelor's degree in Finance, Real Estate, Economics, Accounting, Business, or a related field
  • Advanced Excel and financial modeling skills
  • Exposure to LIHTC or affordable housing preferred
  • Strong financial and business acumen with an interest in commercial and multifamily real estate development
  • Demonstrated ability to analyze development opportunities and perform financial feasibility analysis
  • Demonstrated ability to thrive in a fast-paced, multi-task environment, balancing competing priorities and multiple project assignments
  • Ability to communicate effectively with colleagues and stakeholders both internally and externally
  • Capacity to execute autonomously and as part of a team
  • Willingness to solve complex problems
  • Strong written and verbal communication skills
