Job Title: Project Manager, Multi-family Renovation


Reports To: Director of Renovations


Purpose: The Project Manager is responsible for overseeing multiple renovation projects, coordinating daily with onsite project superintendents, ensuring accurate daily activities are tracked, meeting scheduled project milestones, and delivering projects on time. The project manager also assists with on-site renovation activities across multiple states while supervising other personnel and subcontractors as required to successfully complete the project.


RESPONSIBILITIES

  • Responsible for the financial outcome of construction project from initial budget to project closeout.
  • Monitor project status and maintain administrative control to ensure project is completed on schedule, within budget and in accordance with the contract and TWG's expectations.
  • Serves as an off-site representative for communicating project requirements, status, and changes to ensure a smooth-running project that exceeds expectations.
  • Maintain current and up to date drawings and specifications by posting all approved Addenda, bulletins and As-Built conditions.
  • Instructs employees, subcontractors, and others in approved/appropriate methods and processes of proper construction  operations. Serves as a resource for answering project team, sub-contractor, owner and design team questions and assists with solving problems.
  • Oversee daily project activities and coordinate trades to keep construction on schedule and ensure timely completion. Verify manpower and assist subcontractors, suppliers, and management with coordination and material needs each day.
  • Ensure subcontracts and purchase orders are effectively completed.
  • Review and approve monthly payment of subcontractors and suppliers along with weekly invoices.
  • Create and maintain schedules to be distributed via email to the project team.
  • Identify project constraints and opportunities for efficiency.
  • Identify, communicate and resolve subcontracting issues.
  • Other renovation supervision or onsite activities as needed. 
  • Assist with oversight of special capital expenditure projects throughout company portfolio.

Requirements

  •  A minimum of 5 years' experience in multifamily construction.
  • A demonstrated understanding of multifamily construction methods and means.
  • Hands on renovation experience preferred.
  • Proficient in MS Office, Viewpoint, Bluebeam and Procore.
  • Experience with trim carpentry, flooring installation, painting, and general construction preferred.   
  • Willingness to work the hours necessary to meet project deadlines.
  • Ability to act as a leader to TWG team members and subcontractors.
