Remote in Omaha, Nebraska 

This position works Remote in Omaha, NE and will require travel to different job sites.

Principal Objective of Position:                                                                                                     

The Property Manager is responsible for the day-to-day management efforts related to a portfolio of on-campus and off-campus medical office buildings.  This position is responsible for implementing financial and operational initiatives in accordance with policies and budgets.

Essential Functions:                                                                                                                       

The following reflects management’s definition of essential functions for this job but does not restrict the tasks that may be assigned.  Management may assign or reassign duties and responsibilities to this job at any time due to reasonable accommodation or other reasons.

  • Oversee all lease administration duties.
  • Monitor collections and coordinate default proceedings.
  • Approve pre-postings for monthly tenant charges.
  • Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives.
  • Develop comprehensive annual inspection processes for properties; complete weekly, monthly quarterly, and annual property inspections as required for assigned assets, Cornerstone’s best practices, and/or client requirements.
  • Develop operating and capital budgets
  • Perform CAM reconciliations and ensure smooth recovery process.
  • Prepare monthly accruals
  • Complete owner specific monthly financial reporting packages
  • Review and approve property rent rolls monthly to ensure accuracy
  • Bid, negotiate, and manage conformity with vendor contracts in accordance with Cornerstone’s contract requirements and/or client requirements.
  • Manage tenant move ins/move outs, walk suites
  • Maintain interface with third party owners and accounting team to ensure total contract compliance, including preparation of accurate and timely reporting.
  • Coordinate and oversee on behalf of the client, all tenant and building construction work to ensure timely and accurate completion.
  • Provide and foster positive relationships with tenants, vendors, external clients, and internal departments.

Other Responsibilities:                                                                                                                   

  • Participate in leasing and client term meetings and ensure effective communication between leasing and property management team members to achieve client’s goals and objectives.
  • Facilitate quarterly meetings with facility supervisors.
  • Other duties as assigned.

Education and Experience Required:                                                                                           

  • Bachelor’s Degree in Sales, Real Estate, Business Management, or related field.
  • Minimum of 3 years’ previous experience in commercial real estate property management.
  • Valid Real Estate license or the ability to obtain Real Estate license within 1 year of date of hire.

Knowledge, Skills, and Abilities Required:                                                                                  

  • Strong knowledge of finance and building operations concepts and processes.
  • Ability to effectively analyze, prioritize, and delegate.
  • Ability to operate independently and as a member of a team.
  • Strong verbal and written communication skills.
  • Valid driver’s license and the ability to travel, as needed, to client locations.

Preferred Qualifications:                                                                                                                

  • CAM or RPA designation or currently working toward these designations strongly preferred.

Work Environment:                                                                                                                         

This position works in Papillion, NE and will require travel to different job sites.  Little to not exposure to outside elements.  This position regularly uses standard office equipment, including but not limited to a computer, keyboard, mouse, copy machine, fax machine, etc.
