Primary Responsibilities:
The Senior Project Manager of Multifamily Construction & Facilities Integration will leverage their construction, property operations, and process management expertise to maximize the operational and financial efficiency for the entire NWR portfolio. This role will focus on improving new construction turnover, operational acceptance, and ensuring future cost-saving maintenance procedures and policies are in place. The ideal candidate will have expertise in construction, maintenance strategies and operations, process optimization, and team leadership.
As the Senior Project Manager of Multifamily Construction and Facilities Integration, your primary responsibilities include:
Asset Performance & Lifecycle Optimization:
  • Perfect new construction asset transition processes.
  • Develop and implement processes to enhance the asset lifecycle performance and minimize on-going costs, from acquisition or construction to disposition.
  • Identify opportunities for cost savings and operational accountability.
  • Establish turnover policies and procedures for preventative maintenance and asset preservation to minimize unplanned long-term capital expenditures.

Operational Efficiency & Process Improvement:
  • Implement standardized operational checklists to maximize overhead efficiency.
  • Research and implement technology solutions to streamline warranty requests and responsibilities.
  • Research and implement technology solutions and procedures that verify employee output is maximized.
  • Collaborate with contracting teams to transfer and organize information and property function directions to property management.
  • Collaborate with property management teams to ensure service quality
  • Establish and track KPIs related to property acceptance and turnover as well as lifecycle asset preservation at the most economical cost.

Vendor Management:
  • Partner with construction, regional property managers, maintenance teams, and third-party vendors to minimize property expenses.
  • Develop and maintain relationships with subcontractors, suppliers, and service providers to ensure high-quality and cost-effective solutions.
  • Work closely with senior leadership to align asset strategies with business objectives.

Risk Management & Compliance:
  • Ensure compliance with regulatory requirements, building codes, and owner expectations.
  • Implement risk mitigation strategies to safeguard assets.
  • Monitor industry trends and regulatory changes, adapting new operational practices accordingly.

What you bring to the role:
Education & Experience:
  • Bachelor's degree in Construction Management, Finance, Business or a related field
  • 7+ years of combined experience in construction, multifamily asset management, property operations, or real estate process optimization.
  • Proven track record in multifamily construction and operational workflows.

Technical & Industry Expertise:
  • Strong knowledge of multifamily construction, property management, capital planning, and maintenance best practices.
  • Experience implementing process improvement initiatives and leveraging technology solutions.
  • Ability to analyze financial models, proformas, and operational reports to drive data-driven decisions.

Soft Skills & Leadership Abilities:
  • Strategic mindset with the ability to align operational goals with financial objectives.
  • Strong leadership, collaboration, and communication skills to work across multiple teams and stakeholders.
  • Problem-solving ability with a focus on efficiency, cost reduction, and owner satisfaction.

Additional Requirements:
Ability to travel as needed to oversee property operations, vendor management, and project execution.
