Location: Must be West Coast based or willing to relocate with prior experience working that market

Qualifications:

  • Bachelor's Degree or Master's Degree in Business Administration or real estate/finance related concentration is preferred
  • 12+ years of experience in retail real estate field is required
  • 8+ years' experience negotiating leases, contracts, and similar documents
  • 8+ years previous experience in asset management based function for a national/regional retailer and/or retail focused commercial developer
  • Ability to motivate & lead others while skilled at fostering an inclusive working environment focused on collaboration from within & amongst cross-functional partners
  • Superior communication, presentation, analytical, and problem-solving skills, with demonstrated ability to understand the audience and customer including high comfort level & experience dealing with c-suite executives
  • Strong negotiation and transaction management skills
  • Strong ability to work in an ambiguous environment, identify and solve problems, and manage change
  • Self-motivated with critical attention to detail and deadlines
  • Strong understanding of real estate practices and related legal principles
  • Must be able to travel as needed

Job Responsibilities:

  • Manage execution of a comprehensive and strategic real estate market plan throughout entire real estate lifecycle for assigned region
  • Ownership of a core function/process within Real Estate Department
    • Proactively evaluate opportunities to enhance, evolve, streamline any & all components of the owned function/process
    • Develop & execute annual strategic initiatives
    • Own annual budget (if applicable) while managing expenses throughout fiscal year
    • Constantly evaluate current tools/resources for long term scalability while investigating alternative tools in the marketplace for upgraded functionality and/or efficiency gains
  • Collaborate closely with Real Estate Managers, Master Brokers (if applicable), local broker teams & Manager of Analytics to develop, refine and execute market plan
  • Collaborate closely with construction, design, facilities, finance and portfolio management to ensure successful store launch from site identification, to opening and throughout the store lifecycle
  • Develop strong working relationships with peer leaders in construction, design, lease administration, legal & operations
  • Responsible for approval of site selection of new store locations in assigned region
  • Effectively manage broker representation in assigned region to maintain required standards for executing new store growth plans
  • Actively coach/mentor all direct reports to support their career progression & expand their capabilities - incorporating personal development plans, goal planning & promote exposure opportunities
  • Focus on empowering team members to effectively own their responsibilities & foster their individual growth/development for benefit of overall team performance/engagement
  • Champion a collaborative culture within regional team
  • Conduct executive team field tours with key stakeholders for review of potential and existing locations
  • Work closely with legal counsel & dealmakers on lease negotiations in assigned region
  • Effectively manage regional dealmakers to deliver a robust pipeline of LOI and lease negotiations simultaneously to achieve aggressive growth targets throughout near term and long term market planning
  • Review/approve detailed LOI's, comprehensive site approval packages and other financial based reports and analysis including site submittal packages for presentation at monthly Real Estate Committee (REC) meeting
  • Handle ownership of REC Process/Management for all deals in assigned region including REC Package approvals, supplemental data strategy, store analog approvals & pre-reviews with Senior Vice President of Real Estate
  • Collaborate with dealmakers on preparation strategy & presentation execution of proposed site approval packages at monthly Real Estate Committee (REC) meeting in assigned region
  • Frequent travel to/within assigned region to maintain a strong understanding of retail trade areas including traffic and retail patterns, demographic trends and market shifts, as well as proactively planning for targeted future opportunities with dealmakers & local brokers
  • Frequent communication with operational partners and periodic presentations/meetings to review strategy and priorities for new store & potential relocations within assigned region
  • Foster/maintain strong working relationships with key local/regional/national developers in assigned region thru routine in person portfolio reviews, attendance at key networking events & conferences
  • Attend/represent Five Below at select Regional & National ICSC Conventions
