DEPARTMENT: Community Development

SUPERVISOR: Chief Building Official

ANTICIPATED HIRING SALARY RANGE: $33.77 โ€“ $41.21ย  ย  Commensurate to experience
This is a Full-time/hourly, fully benefited position

ย

REMOTE/HYBRID: Typical schedules are in-office Mondayโ€“Friday. Remote and flexible scheduling may be discussed upon hire and with supervisor approval. The duties and responsibilities of the position are primarily conducted in-office and in the field.

RELOCATION: This position is located in Greenwood Village, Colorado. Relocation assistance is not provided.

About the Role

As a Plans Examiner, you will play a vital role in safeguarding public health, safety, and welfare by ensuring compliance with City codes, standards, and ordinances. This position conducts building permit plan reviews, performs building inspections to back up the Building Inspectors and Chief Building Official when needed, and provides expert guidance to residents, contractors, and design professionals.

Because Greenwood Village is a provider of emergency services, employees may occasionally be required to assist in emergency-related duties outside their normal job functions, within their physical capabilities and training.

Essential Duties & Responsibilities

A. Plan Reviews

  • Perform commercial, residential, and tenant-finish plan reviews to ensure compliance with building and related codes and ordinances.
  • Prepare plan correction lists and review deficiencies with architects, engineers, and contractors.
  • Conduct preliminary plan reviews and verify valuation, permit fees, and inspection requirements.
  • Use the electronic permitting system for plan review and approvals.

B. Responds to Code Questions

  • Provide interpretation and explanation of building codes, policies, permits, licensing, and construction requirements.
  • Assist inspectors with research and code-related questions.
  • Advise homeowners, contractors, and design professionals on code requirements and approvals.

C. Meetings, Research, and Reporting

  • Compile information on construction materials, methods, and code interpretations for review/approval by the Chief Building Official.
  • Prepare responses to code information requests and related correspondence.
  • Coordinate with zoning and engineering staff to resolve project issues.
  • Attend meetings with contractors, homeowners, architects, and boards as needed.

    D. Inspections

    • Perform building inspections to verify compliance with approved plans, codes, and specificationsโ€”covering elements such as framing, glazing, mechanical and plumbing installations, structural systems, roofing, and more.
    • Issue correction notices, review special inspector reports, and coordinate approvals with other enforcement personnel.

    E. General Administrative Duties

      • Complete various administrative and computer-based tasks. Provide cross-training and receive professional development training as needed.
      • Participate in code review committees and City Council or board meetings as required.
      • Issue Certificates of Occupancy and Stop Work Notices when appropriate.

      What We're Looking For

      Skills & Knowledge

      • Must be proficient in the International Building Code (IBC), International Residential Code (IRC), International Plumbing Code (IPC), International Mechanical Code (IMC), and related codes and ordinances.
      • Understanding of building construction standards, architectural/engineering practices, and product testing agencies.
      • Ability to read plans, interpret codes, recommend modifications, and communicate requirements clearly.
      • Skilled in using electronic permitting and inspection systems.
      • Strong communication, analytical, and relationship-building skills.

      Education & Experience

      • Three years of increasingly responsible experience in plan review and/or building inspections.
      • High school diploma or equivalent, supplemented by college coursework in architecture, civil engineering, construction technology, or a related field.
      • Valid Colorado driverโ€™s license or ability to obtain; must meet insurability standards.
      • Required certifications: Building Plans Examiner and Residential Plans Examiner (ICC).
      • Additional certifications (Plumbing, Mechanical, ANSI A117.1, and Residential Energy Plans Examiner) must be obtained within 12 months of hire.

      Working Conditions

      Work is performed indoors and outdoors, sometimes in adverse weather or hazardous conditions. The role requires frequent walking, standing, use of office equipment, bending, kneeling, and lifting up to 25 pounds. Evening or weekend work may occasionally be required.
