Job description

Location: Hybrid / Remote with travel to clinic sites as needed
Salary Range: $120,000.00 - $150,000.00/year
Description: The Real Estate Director is responsible for supporting the real estate management of Soar Autism Center's growing national portfolio of centers. The role will report to the Senior Vice President of Operations and work closely with the broader Soar Real Estate, Growth, and Market Operations Teams to manage real estate planning, transactions and lease administration activities.
The ideal candidate is an execution-oriented real estate leader who thrives in a fast-growing, multi-site environment that is energized by growth, adaptable to evolving priorities, and motivated by supporting Soar's mission to expand access to high-quality, integrated autism care. They are process-minded, solutions-oriented, and committed to building scalable systems that support sustainable expansion.
Key Responsibilities
Lease Negotiations
  • Manage lease negotiations for new Soar Autism Center facilities including reviewing and editing lease language and coordinating external legal input
  • Manage lease amendments for Soar Autism Center facilities
  • Manage external real estate counsel to ensure legal expenses remain in budget

Lease Administration
  • Serve as point of contact for landlords post-lease execution
  • Generate welcome letter orienting Landlords to Soar contacts
  • Coordinate and track security and pre-paid rent payment
  • Manage lease renewal process and approvals
  • Track contractual delivery dates and generate delivery date letters to memorialize delivery dates
  • Track rent commencement dates and generate/execute commencement date agreements
  • Manage and track documents to support lease accounting audits
  • Manage estoppel & SNDA reviews and execution
  • Implement and manage lease administration software
  • Other duties as assigned

Facility Administration
  • Create and manage parking applications and agreements
  • Manage business licenses, as required, including applying for new business licenses, tracking business license status, and proactively renewing business licenses
  • Manage certificate of issuance with landlords including generating certificate of insurance for new location and proactively tracking expiration dates to issue new certificate of issuance upon expiration
  • Manage facility issue resolution including creating a system for submitting, tracking, and updating facilities issues and their resolution
  • Create and manage a refresh program to update finishes in older centers
  • Create and manage an annual facilities budget to address unplanned facility costs
  • Create and manage system to request and document annual fire inspections, as required, to support facility licensure
  • Support annual facility licensure, as needed, by providing facility related documentation
  • Track janitorial spend and create system for standardizing janitorial scope across centers

Qualifications
Required:
  • 5+ years of experience in the real estate industry
  • Experience negotiating multiples leases at a time
  • Strong organizational, written communication, and analytical skills
  • Working knowledge of different lease administration platforms
  • Ability to review and directly redline leases

Preferred:
  • Experience in multi-site healthcare organization
  • Experience working in SmartSheet
  • Experience implementing lease administration software
  • Ability to lead lease legal reviews
