Job description

Job Summary

Manages multiple construction projects simultaneously from conception to completion for NAPA locations, including code compliance related upgrades, building expansions, building, site and maintenance repairs to ensure quality/brand adherence. Responsibilities commence in the development lifecycle at the site identification stage through due diligence to construction and to the handover upon receipt of Certificate of Occupancy. Responsible for establishing project budgets, coordinate bidding, negotiating and awarding construction contracts, oversee construction activities in the field, ensure quality/brand adherence and close out projects within approved project budget, schedule and quality standards established. Manages construction of new store and relocation projects, store expansions, remodels, code compliance and facilities maintenance and repairs, on time, and within budget, for receipt of Certificate of Occupancy. Manages construction, architect, engineer and vendor contracts, including bidding, negotiation, and payments in accordance with GPC vendor payment terms and within assigned budgets. Provides communication with timely updates, reports and accuracy on all assigned projects to stakeholders. Identifies, mitigates, and tracks recurring construction issues. Adheres to legal regulations, building and safety codes and other municipality requirements.

Responsibilities

  • Work with Real Estate Team to develop store plans and budgets for all projects ensuring company and jurisdictional standards such as ADA, building, and fire codes are met.
  • Study job specifications to determine appropriate construction methods.
  • Coordinate and interface with architects, engineers, contractors, landlords, city officials and inspectors and sub-contractors to ensure all projects are permitted and built according to plans and specifications and building codes, including life safety, and ADA regulations.
  • Maintain construction schedule and tracking system to track and report all phases of project in a timely manner.
  • Track Landlord construction progress, review site/conditions and architectural and engineered plans, and conduct delivery inspection with landlord for building possession.
  • Provide guidance to Real Estate team and Field Management team regarding potential warranty issues with regards to Landlord or General Contractor work.
  • Manage the bidding, negotiation, and construction contract process (utilizing AIA contracts for projects in excess of $25K), invoice processing and accuracy of cost center coding for architects, engineers and contractors.
  • Develops and maintains comparable cost data of construction in various locations.
  • Responsible for fiscal management, including cost tracking, billings and accounting closeout for each project
  • Gathers and reviews data relating proposed construction sites, analyzes adequacy of sites, availability of utilities, roads and problems that might be encountered in construction.
  • Responsible for the coordination of all store equipment installation and ordering such as shelving/ fixtures, data cabling, electrical, alarms, telephones, and computer systems, if related to a specific project.
  • Responsible for the placement, permitting and installation of the exterior signage while ensuring company standards are met.
  • Reviews store plans with store planning department to verify placement of fixtures and that all business services such as commercial counters, hydraulic hoses, paint rooms, clutch grinders, brake lathes, and exhaust products are accounted for in the drawings.
  • Communicate key dates for shelving/fixture and merchandising set up with Retail Team.
  • Orders waste removal for leasehold improvements weeks unless work completed by landlord or contractors.
  • Coordinates ordering of material handling equipment with Field Management.
  • Works with distribution center management to determine the delivery of the sales area and stockroom merchandise, only if required for Certificate of Occupancy.
  • Ensures final walk-through is completed and coordinates completion of punch list items with General Contractor/Vendor.
  • Manage any warranty work that may arise after project completion.
  • Day to day knowledge and updating of project tracking file and schedules.
  • Participation in special projects when needed.

Qualifications

  • Bachelor's degree or equivalent work experience in Engineering, Commercial Construction or related field with minimum 5+ years of relevant hands-on construction experience and supervisory experience.
  • Possess thorough knowledge of commercial ground-up and retrofits from preconstruction through completion.
  • Effectively communicate, organize, plan and execute.
  • Possesses strong communication skills and ability to collaborate under time constraints to effectively interface with managers, colleagues and direct reports and all external relationships.
  • Sense of urgency with regard to deadlines and projects and effective time management.
  • Must be able to draft, read, comprehend and revise construction drawings.
  • Knowledge of local and state level laws and regulations regarding construction
  • Proficient with Microsoft Suite including Word, Outlook, and Excel.
  • Competency with computers and various project management computer programs.
  • Working knowledge of safety requirements preferred.
