Position Overview
The Regional Director of Hospitality is a senior portfolio leader responsible for driving ancillary revenue performance, enforcing hospitality brand standards, and executing strategic initiatives across all Holbrook Life communities.
This role centralizes accountability for Spa & Salon, Hospitality Suites, Holbrook Club, and resident experience execution under one leader. The Experience & Business Development (EBD) function reports directly to this position, other direct reports will be established.
This individual serves as the operational driver of hospitality excellence, ancillary margin optimization, and portfolio-wide program standardization while acting as field-level reinforcement when additional oversight is required.
Core Accountabilities
1. Ancillary Revenue Ownership
Accountable for portfolio-wide performance across:
? Spa & Salon
? Hospitality Suites
? Holbrook Club
? Future ancillary revenue initiatives
Responsibilities include:
? Driving revenue growth and margin improvement
? Monitoring KPIs and holding teams accountable to performance targets
? Overseeing pricing strategy, packaging, and utilization
? Identifying inefficiencies and implementing corrective action
? Direct management and accountability of the EBD function
This role owns ancillary results-not just participation in them.
2. Portfolio Hospitality & Brand Standardization
? Establish and enforce hospitality service standards across all communities
? Standardize concierge protocols, presentation expectations, and uniform guidelines
? Conduct regular audits of cleanliness, curb appeal, and service quality
? Ensure consistency in resident onboarding and service delivery
? Protect and elevate the Holbrook luxury brand experience
3. Program & Offering Standardization
? Standardize hospitality and program offerings across the portfolio
? Align programming with brand, engagement, and revenue objectives
? Support consistency in wellness, lifestyle, and hospitality initiatives
4. Strategic Initiative Execution
Lead and execute key portfolio initiatives, including:
? Holbrook Club Membership expansion
? Hospitality Suites growth and optimization
? Spa and Salon performance improvements
? Hospitality training and brand standardization in partnership with leadership
? Special projects directed by executive leadership
? Support for hospitality initiatives tied to future hotel and mixed-use developments
5. Operational Reinforcement
? Serve as boots-on-the-ground field support when additional oversight is required
? Partner with the COO to provide operational reinforcement during transitions, performance gaps, or special initiatives
? Support execution alignment between corporate strategy and community-level operations
Performance Bonus Structure
Eligible for a performance-based bonus tied to measurable financial outcomes and strategic contributions to Holbrook Life.
Bonus Structure:
The Regional Director of Hospitality & Ancillary Operations will be eligible for an annual performance bonus equal to 7.5% of total Net Operating Income generated by the Holbrook Club and Hospitality Suites, inclusive of both baseline and incremental NOI.
These projections are estimates based on current financial models and are not guaranteed.
Additional Performance Incentives:
The employee may be eligible for discretionary bonuses for the successful execution of special projects that deliver measurable value to Holbrook Life. These may include initiatives that:
? Generate new revenue or increase Net Operating Income
? Reduce operating costs or improve efficiency
? Enhance profitability across ancillary business lines
? Support strategic growth initiatives, developments, and hospitality expansions
Such bonuses will be awarded at the discretion of executive leadership and based on verified financial and operational results.
Payout Frequency:
Annual, based on verified year-end financial results.
Eligibility:
Subject to the achievement of agreed-upon performance targets and continued employment in good standing at the time of payout.

Required Qualifications
? 5+ years of multi-site hospitality, luxury operations, or ancillary revenue leadership experience
? Proven ability to standardize operations across multiple locations
? Demonstrated success driving revenue and improving margins
? Strong leadership capability with experience managing direct reports
? Analytical mindset with comfort leveraging operational data
? Ability to travel between Holbrook Life communities
