Job description

Business Development Manager - Real Estate / Property Management
$100,000+ earning potential | Base salary + commission | Six-month ramp period
Vision Realty & Management is looking for someone who wants to win.
This is a sales and relationship-management role for someone with drive, discipline, strong business instincts, and the work ethic to turn real opportunities into long-term clients.
You will not be starting from zero.
We already have an established lead pipeline, proven systems, defined processes, CRM workflows, marketing support, and a steady flow of opportunities. The right person will step into an existing system, learn it quickly, work it consistently, and make it perform.
A successful Business Development Manager can earn well over $100,000 per year, with a higher base during the first six months while you learn the business and ramp into the role.
The Role
You will own the front end of our growth process: working qualified opportunities, developing relationships, understanding owner needs, and moving the right prospects from first conversation to signed management agreement.
That includes:
  • Working an existing pipeline of inbound and referral opportunities
  • Responding quickly and professionally to new leads
  • Conducting strong discovery calls
  • Understanding the property, ownership goals, and problems we can solve
  • Following up consistently and intelligently
  • Preparing for conversations by reviewing the property, market, history, and opportunity
  • Managing CRM notes, tasks, follow-up, and pipeline stages with precision
  • Presenting our services clearly and confidently
  • Building relationships with owners, investors, agents, and referral partners
  • Moving qualified opportunities through an established sales process
  • Identifying additional opportunities within the markets we already serve

The infrastructure already exists. Your job is to execute within it, improve your performance over time, and convert opportunity into business.
Who Will Succeed Here
We care less about finding someone with the perfect résumé and more about finding someone with the right operating style.
You are:
  • Highly driven and competitive
  • Motivated by goals, results, and earning potential
  • Extremely organized and attentive to detail
  • Fast and consistent with follow-up
  • Curious and good at asking questions
  • Comfortable talking with property owners, investors, and real estate professionals
  • Able to build trust without relying on high-pressure sales tactics
  • Comfortable working inside a defined process
  • Accountable for your own results
  • Willing to do the preparation that separates average salespeople from strong ones
  • Comfortable being measured by activity, pipeline, conversion, and closed business

You should enjoy taking an opportunity that already exists, understanding what matters to the client, positioning the right solution, and winning the business.
Compensation
This position includes base salary plus commission, with realistic earning potential of $100,000+ for a strong performer.
For the first six months, we provide a higher base compensation structure while you learn our systems, understand our services, build market knowledge, and ramp into the existing pipeline.
After the ramp period, compensation shifts toward our standard base-plus-performance structure, giving successful team members substantial upside based on results.
About Vision Realty & Management
Vision Realty & Management has been operating since 1975 and manages a growing portfolio of residential and commercial properties throughout West Georgia and Metro Atlanta.
We have already built the systems, processes, lead flow, and operational infrastructure behind this role. We are looking for someone who can step into that platform and help us capitalize on the opportunities already in front of us.
We are not interested in growth simply for the sake of adding doors. We want strong properties, serious owners, and long-term relationships where professional property management creates measurable value.
This Is a Good Fit If
You want to walk into a role with real opportunity already on the table.
You want clear systems without being micromanaged.
You like being measured against results.
You notice details other people miss.
You follow up when other people forget.
And you want your income to increase when your performance increases.
