About the Job:

The Director of Real Estate will assist the Head of Real Estate in leading the strategic planning and execution of the real estate portfolio. This role is responsible for site selection, lease negotiations, portfolio management, and optimizing the company’s real estate footprint to drive growth and profitability. The ideal candidate will have extensive experience in retail real estate, strong analytical skills, significant experience in negotiations, and a deep understanding of market trends.

A day in the life, what you’ll be doing:
  • Real Estate Strategy & Planning: Assist in the execution of a comprehensive real estate strategy aligned with business objectives, ensuring profitable expansion and optimization of the retail portfolio.
  • Market Expansion & Growth: Assess opportunities for new stores in domestic markets (international support where needed).
  • Lease Negotiations & Portfolio Management: Lead lease negotiations, renewals, and terminations, working closely with landlords, brokers, and legal teams to secure favorable terms.
  • Industry Trends & Competitor Insights: Stay informed of market trends, competitive landscape, and evolving consumer behaviors to inform decision-making.
  • Site Selection & Market Analysis: Identify and evaluate potential locations using demographic, competitive, and financial analyses to support new store openings and relocations, structures, occupancy costs, and return on investment analyses.
Team Management:
  • HQ Facilities + Café Operations: Oversee, supervise, direct and work with our Property Manager and Cafe Manager
  • Financial Analysis & Budgeting: Oversee real estate-related financial planning, including rent
  • Long Range Planning (LRP) and BOD Preparation: Partner with Head of Real Estate to collate inputs to the LRP Real Estate strategy – as well as Board decks where applicable
  • Cross-Functional Collaboration: Partner with Store Operations, Finance, Legal, and Construction teams to ensure seamless execution of real estate initiatives.
What it takes to Join:
  • Bachelor’s degree in Real Estate, Business, Finance, or a related field; MBA preferred.
  • 10+ years of experience in retail real estate, with at least 5 years in a senior leadership role.
  • Strong track record in site selection, lease negotiations, and portfolio optimization within the specialty apparel or fashion retail sector.
  • Deep knowledge of retail market dynamics, commercial real estate practices, and financial modeling.
  • Strong leadership and team management skills with the ability to influence and collaborate across departments.
  • Excellent negotiation, communication, and presentation skills is key, as this individual will be meeting and negotiating with landlords, brokers, lawyers and numerous other third parties to get PACSUN in the best real estate position possible in every location.
  • In depth knowledge of financial terms and principles, particularly as they relate to the real estate industry, including a thorough understanding of profit and loss statements, cash flows and the ability to understand complex financial models.
  • Ability to travel as needed.

Salary Range:

$180,000 - $230,000

Position Type/Expected Hours of Work:

This is a full-time position. As a National Retailer, occasional evening and/or weekend work may be required during periods of high volume. This role operates in a professional office environment and routinely uses standard office equipment.
