What is a real estate leasing agent?

Real Estate Leasing Agents are professionals who help property owners find tenants for their rental properties. They market available properties, conduct showings, screen prospective tenants, and assist in negotiating lease agreements. Leasing Agents also help tenants understand lease terms and ensure all paperwork is completed correctly. Their goal is to match qualified renters with suitable properties while ensuring a smooth leasing process for both parties.

What does a real estate leasing agent do?

A real estate leasing agent finds tenants for residential and commercial rental properties. Your duties include showing prospective tenants properties or units within a property. In addition to promoting rentals that meet clients' living or business requirements, your responsibilities include screening potential renters to make sure they meet requirements for leasing. Some leasing agents, or leasing advisors, help clients who are seeking units to rent see different properties until they find one that fits their needs. Leasing agents often use market comps, which are properties that have similar characteristics, to set lease prices.

What are the key skills and qualifications needed to thrive as a real estate leasing agent, and why are they important?

To thrive as a Real Estate Leasing Agent, you need knowledge of leasing practices, property management, local real estate laws, and often a real estate license. Familiarity with customer relationship management (CRM) software, online listing platforms, and digital contract tools is typically required. Exceptional interpersonal skills, negotiation abilities, and strong organization set top agents apart. These skills are crucial for securing leases efficiently, building client trust, and ensuring compliance in a competitive real estate market.

What are some common challenges real estate leasing agents face when working with clients and property owners?

Real Estate Leasing Agents often juggle the expectations of both property owners and prospective tenants, which can sometimes conflict. Navigating negotiations, screening tenants, and managing last-minute changes or cancellations are frequent challenges. Additionally, agents need to stay updated on local rental laws and market trends to provide accurate advice and remain competitive. Building strong communication and organizational skills is essential to address these hurdles and ensure smooth transactions.

Real Estate Leasing Agents focus on renting properties and managing lease agreements, often working with property owners and tenants. In contrast, Real Estate Sales Agents assist clients in buying or selling properties, earning commissions from sales transactions. While both roles require a real estate license, their daily tasks, work environments, and client interactions differ significantly.

Are real estate leasing agents in demand?

Real estate leasing agents are in steady demand due to ongoing rental market growth and high turnover in rental properties. Success in this role often depends on strong communication skills, local market knowledge, and licensing requirements, which can influence employment opportunities.

How much do real estate leasing agents make in a year?

Real estate leasing agents typically earn a combination of base salary and commissions, with annual earnings ranging from $30,000 to $70,000 or more depending on location, experience, and sales volume. Successful agents with strong negotiation skills and a good client network can earn higher incomes, often supplemented by bonuses and incentives.

Is being a real estate leasing agent a good career?

A real estate leasing agent helps property owners find tenants and manages lease agreements, often working in a sales-driven environment. The role typically requires strong communication skills, knowledge of local markets, and may involve commission-based income, with job prospects influenced by the real estate market conditions.

Where do real estate leasing agents make the most money?

Real estate leasing agents tend to earn higher commissions and salaries in major metropolitan areas with high rental demand and property values. Locations with a competitive rental market and luxury or commercial properties often offer greater earning potential for leasing agents. Success also depends on experience, networking, and local market conditions.

DualEstate Agent - Real Estate Sales + Property Management

Tucson, AZ • Hybrid

$60K - $120K/yr

Contractor

Re-posted 12 hours ago

Job description

The DualEstate Agent is a hybrid real estate professional who builds a long-term business by serving clients across sales + property management. You'll help homeowners, investors, landlords, and tenants with leasing, renewals, investment strategy, and purchase/sale transactions-creating a durable pipeline that isn't dependent on open-house luck or paid leads.

This role is for an agent who wants a real operating system: structured support, repeatable processes, and a steady stream of opportunities tied to property management relationships.

What You'll Do (Core Responsibilities)

Sales + Client Advisory

  • Prospect, consult, and convert buyers, sellers, and investors using RGroup systems.

  • Run buyer consultations, listing presentations, CMAs, pricing strategy, and negotiation.

  • Educate clients on investor fundamentals (rent readiness, cash flow drivers, risk, maintenance planning).

  • Maintain strong client communication and consistent follow-up across the lifecycle.

Property Management Growth (The "Durable Pipeline")

  • Convert landlord and investor conversations into signed management agreements.

  • Support leasing activity: showings, applicant communication, and move-in coordination (in partnership with PM team).

  • Build relationships with tenants for renewal, retention, and future homeownership conversion.

  • Identify "sell-ready" moments inside the managed portfolio and guide owners through disposition strategy.

Business Development + Marketing

  • Execute weekly prospecting and follow-up targets (calls, texts, email, events).

  • Use company marketing tools, templates, and automation to publish consistent content.

  • Participate in community/partner relationships (lenders, inspectors, vendors, attorneys, CPAs).

Operations + Compliance

  • Follow Arizona brokerage compliance standards and internal SOPs.

  • Maintain accurate notes, tasks, and pipeline stages in CRM.

  • Coordinate transaction flow with transaction management and brokerage operations.

Success Metrics (How You're Measured)
  • New conversations created weekly (calls/texts/appointments)

  • Buyer/listing agreements signed

  • New property management agreements signed (doors added)

  • Lease conversions and renewals supported

  • Transactions closed + client satisfaction/reviews

  • CRM hygiene (notes, stages, follow-up plans)

Must-Have Qualifications
  • Active Arizona Real Estate License OR you are currently obtaining one (required to advance)

  • Strong phone skills and comfort with structured prospecting

  • Professional communication (written + verbal)

  • Coachability and willingness to follow a defined process

  • Basic tech competency (CRM, forms, e-sign, calendar, mobile apps)

  • Reliable transportation and ability to show property in the Tucson metro

Preferred Qualifications (Not Required)
  • Property management exposure (leasing, renewals, landlord relations, investor mindset)

  • 1+ year in real estate sales, inside sales, or high-volume customer service

  • Bilingual (English/Spanish)

  • Experience with CRM/task systems and accountability scorecards

What You Get (Platform + Support)
  • DualEstate model: sales + PM pipeline designed for consistent opportunity

  • Lead sources tied to:

    • property management relationships (owners/investors)

    • tenant pipeline (future buyers)

    • referrals and partner network

  • Transaction and operational support (so you can stay client-facing)

  • Training, scripts, templates, and SOPs

  • Tech stack support (CRM/website/transaction tools) provided through the brokerage platform

  • A real path to build a scalable business (not just "go figure it out")

Compensation (High-Level)

This is a 1099 commission-based agent role. Compensation is structured around:

  • Commission splits on closed sales transactions

  • Revenue-share / incentives tied to property management growth (doors added and retained)
Details are provided during the interview process and aligned to your production plan.

Work Schedule
  • Flexible schedule with clear weekly activity requirements.

  • Must be available for client showings/inspections/appointments as needed (including some evenings/weekends).

Who This Role Is For
  • You want more than random closings-you want a repeatable business model.

  • You're willing to follow a process and execute weekly activity standards.

  • You like working with investors/landlords and understand that long-term relationships win.

How to Apply

Apply with:

  • Resume (or work history summary)

  • Brief note: Are you licensed in Arizona, or actively in the process of obtaining your AZ license?
