Job description

Job Title: Commercial Real Estate Accounting Manager
Location: Atlanta, GA

Job Summary:

The Commercial Real Estate Accounting Manager will be responsible for overseeing and managing all aspects of accounting for a portfolio of commercial real estate properties in Atlanta, GA. This includes reviewing and preparing complex financial calculations, ensuring compliance with GAAP, and providing guidance to a team of accountants. The role requires a deep understanding of commercial real estate, lease agreements, and accounting processes, as well as strong leadership abilities to mentor and manage the accounting team.

Key Responsibilities:

  • Lease Accounting & Recovery Billings:
    • Review and oversee the calculations of estimated operating and tax expense recovery billings for new and amended leases.
    • Provide guidance and review support to Accountant/Senior Accountant on complex lease calculations.
    • Prepare recovery billings for very complex leases and properties when required.
  • Expense Reconciliations:
    • Review operating and tax expense reconciliations (true-ups) as required by governing documents such as leases and management agreements.
    • Prepare reconciliations for very complex leases or properties as necessary.
  • Compliance & Financial Reporting:
    • Ensure that financial records are accurately maintained in a timely manner and comply with GAAP or other applicable accounting standards.
    • Provide special oversight to accounting areas such as debt modifications, acquisitions/dispositions, and interest capitalization.
    • Conduct thorough reviews and analysis of the general ledger.
  • Planning & Budgeting:
    • Assist in the preparation of annual plans, budgets, and projections for both properties and the company, providing oversight and guidance to accountants.
    • Review and approve schedules and reports prepared by the accounting team.
  • Audit Coordination:
    • Coordinate with external, internal, and tenant auditors to provide necessary information.
    • Review or prepare audit materials for more complex accounting areas as needed.
  • Financial Statement Review:
    • Review monthly and quarterly financial statements and prepare supporting schedules.
    • Collaborate closely with Property/Project Managers to ensure accurate financial reporting.

Requirements:

  • Minimum of six years of professional accounting experience, with a strong focus on commercial real estate.
  • Previous supervisory experience is required, with proven ability to lead and mentor a team.
  • Commercial real estate experience is required, with strong familiarity in lease agreements, financial reporting, and reconciliations.
  • CPA candidate preferred, but not required.
  • Strong understanding of GAAP and accounting for complex real estate transactions.
  • Exceptional organizational, analytical, and communication skills.
