We are a boutique real estate development company dedicated to maximizing the value of commercial properties. With a focus on skillful acquisition, astute financing, quality renovations, and meticulous management, we strive to enhance the experience for both tenants and investors.

Summary

We are seeking an experienced real estate Asset Manager to join our team. In this role, you will be responsible for overseeing our commercial real estate portfolio (approx 1.5M sf), conducting financial analyses, and implementing strategies that drive asset value. Your expertise will be crucial in ensuring the success of our projects and the satisfaction of our tenants.

Overall

Responsible for the financial condition and profitability of real estate assets (approx. 1.5mm sf) and be a senior leader within the company’s leadership team.

Responsibilities Include:

Financial Management

Ultimate responsibility for financial operations with coordination with the senior staff, including, but not limited to:

- Coordinate/Lead negotiations with lenders for financing/refinancing

- Annual CAM reconciliations

- Monthly and Quarterly Tenant billing(s) for Additional Rent

- Review and approve all insurance

- Annual operating budgets for each property

- Accounts Receivable collection when necessary

Tenant Recruitment/Retention

- Marketing properties: From coordination with representative real estate brokers to lease commencement

o Ensure properties are optimized for prospective tenant tours

o Develop/Negotiate letters of intent in coordination with brokers (and owners, as needed)

o Negotiate and write new leases and renewals

o Coordinate test fits with the architect, as needed

o Ensure tenant build-outs comply with building integrity/requirements

- Ensure the satisfaction of new and existing tenants and the best interests of the properties

Portfolio Enhancement/Expansion

- At the direction of Ownership analyze investment opportunities to grow the portfolio

- Shepherd acquisitions to closing

- Loan review, analysis, and execution

- Analyze and shepherd dispositions

General Overall Responsibilities

- Be a demonstrated leader within the company and coordinate with the senior team on decisions and direction of each asset

- Develop, review and maintain all collateral material necessary for the support of the marketing and maintenance of the assets

- Keen attention to detail and ability to multi task are mandatory skills needed.

- Ability to be self-motivated and self-directed to find ways to enhance the portfolio is expected.

Requirements

  • 3 years of proven experience in real estate asset management or a related field within commercial real estate.
  • Strong real estate portfolio management skills with a focus on maximizing asset value.
  • Comprehensive understanding of real estate financial concepts and investment principles
  • Financial analysis capabilities with proficiency in financial concepts.
  • Bachelor's degree in finance, real estate, or a related field; or Equivalent real world work experience.
  • Attention to detail and accuracy
