Job description

We are seeking a dedicated and experienced Property Manager to oversee our residential properties throughout the Milwaukee area, including urban residential areas with a range of property conditions and tenant needs. The ideal candidate will possess strong negotiation skills, a solid understanding of property management regulations, and the ability to foster positive relationships with tenants and vendors. This role requires a proactive and adaptable approach to managing property operations, addressing challenges, ensuring compliance with legal standards, and maintaining high levels of tenant satisfaction. The Property Manager will travel to various properties throughout the Milwaukee area each day to conduct property visits, meet with tenants and vendors, address maintenance and operational needs, and oversee the condition and performance of the properties. This is a field-based position and is not an office-based role.
Duties:

  • Manage day-to-day operations of assigned properties, ensuring they are well-maintained and compliant with all regulations.
  • Assist with tenant move-ins, and move-outs, and property showings.
  • Handle local compliance issues and city inspections.
  • Negotiate contracts with vendors and service providers to secure favorable terms for property maintenance and improvements.
  • Coordinate maintenance requests and emergency repairs.
  • Meet with contractors to review work proposals, oversee projects, and inspect completed work to ensure quality and compliance
  • Oversee tenant relations, addressing inquiries, concerns, resolve tenant disputes, and conflicts in a timely and professional manner
  • Conduct regular property inspections to identify maintenance needs and ensure adherence to safety standards.
  • Collaborate with legal administrative teams to address any legal matters related to property management.
  • Work closely with the remote property manager to streamline operations.
  • Enforce lease terms, and handle evictions when necessary.
  • Provide exceptional customer service through effective phone etiquette and customer relationship management.

Requirements (muti-unit experience preferred):

  • Proven experience in property management or a related field.
  • Strong negotiation skills with the ability to manage contracts effectively.
  • Familiarity with Section 8 housing regulations and LIHTC compliance is preferred.
  • Excellent phone etiquette and interpersonal skills for effective communication with tenants and vendors.
  • Strong conflict management abilities to resolve tenant issues amicably.
  • Detail-oriented with strong organizational skills to manage multiple properties efficiently.
  • A valid driver’s license/proof of insurance is required for site visits.
