Rental & Property Operations Assistant

Cedar Rapids, IA | On-Site | Two locations on NE and SW side of Cedar Rapids

Monday – Friday | 9:00 AM – 5:00 PM

Starting pay is $20–$24 per hour, depending on experience.


Hidden Creek Apartments (NE Cedar Rapids) and Stone Ridge Apartments and Townhomes (SW Cedar Rapids) are seeking a friendly, organized, and detail-oriented Rental & Property Operations Assistant to support our leasing office and property operations.


This is a unique opportunity for someone who enjoys working with people while also helping keep apartment communities running smoothly. In this role, you’ll assist with leasing, resident communication, apartment turnovers, and day-to-day property operations. Some days you’ll be welcoming prospective residents and giving apartment tours, while other days you’ll be helping prepare apartments for new move-ins by coordinating turnovers, assisting with cleaning and painting, or supporting light maintenance projects.


We’re looking for someone who enjoys variety, takes pride in their work, and isn’t afraid to jump in wherever they’re needed. This position works primarily from Hidden Creek Apartments, with regular support provided at Stone Ridge Apartments & Townhomes and other nearby properties as needed.


What You’ll Do

Leasing & Resident Services

  • Welcome prospective residents and provide professional apartment tours.
  • Respond promptly to leasing inquiries by phone, email, text, and in person.
  • Process rental applications, verify references, and assist with lease approvals.
  • Prepare lease agreements, renewals, and move-in documentation.
  • Coordinate move-ins and move-outs with residents and the maintenance team.
  • Maintain accurate resident files and leasing records.
  • Follow up with prospective residents to maximize occupancy.
  • Deliver exceptional customer service to current and prospective residents.
  • Process self-storage rentals for Hidden Creek Storage.

Property Operations Support

  • Partner with the Property Manager and Maintenance Manager to ensure apartments are move-in ready.
  • Coordinate apartment turnovers and unit readiness.
  • Assist with apartment turnover cleaning and painting.
  • Help with light general maintenance projects as needed (maintenance experience is a plus but not required).
  • Enter, monitor, and follow up on maintenance work orders.
  • Schedule vendors, contractors, and service appointments.
  • Assist with apartment inspections and preventative maintenance coordination.
  • Maintain key control and unit readiness checklists.
  • Help maintain the overall appearance and presentation of the properties.

Administrative Support

  • Maintain organized digital and paper records.
  • Assist with rent collection and resident correspondence as needed.
  • Prepare reports and update occupancy information.
  • Ensure online property listings remain accurate and current.
  • Assist with marketing initiatives, community events, and special projects.
  • Provide general office support as needed.


What We’re Looking For

Required Qualifications

  • High school diploma or equivalent.

  • Reliable transportation to travel between company properties as needed.
  • Ability to perform light physical work, including cleaning, painting, lifting, bending, and preparing apartments for new residents.

Preferred Qualifications

  • Previous experience in property management, leasing, hospitality, customer service, or an administrative role.
  • Experience with apartment turnovers, painting, or light maintenance.
  • AppFolio experience is a plus.
  • Ability to communicate in Spanish is highly desirable but not required.

  • Monday through Friday daytime schedule (generally 9:00 AM–5:00 PM)
  • Schedule flexibility is available with advance notice whenever possible.
  • Regular and reliable attendance is an essential function of this position.
  • Business casual attire.
