Duties & Responsibilities

As a Tenant Improvement Project Manager, you will be the driving force behind the successful execution of diverse commercial construction projects. Your responsibilities will include:

  • Project Planning & Estimation:
    • Thoroughly read and interpret blueprints, drawings, specifications, proposals, and related project documents.
    • Perform accurate quantity take-offs and detailed estimating for both self-performed and subcontracted work.
    • Conduct and submit comprehensive schematic estimating to inform project budgeting.
  • Project Execution & Management:
    • Develop, maintain, and manage project schedules to ensure timely completion.
    • Solicit, gather, and analyze competitive quotes from subcontractors and material suppliers.
    • Actively manage subcontractors, material suppliers, and all change orders to maintain project scope and budget integrity.
    • Analyze alternative solutions and construction methods to continuously increase efficiency and cost-effectiveness.
    • Prepare and manage Owner and subcontractor billings with meticulous attention to detail.
    • Efficiently manage and process submittals and Requests for Information (RFIs).
  • Collaboration & Communication:
    • Facilitate effective communication and collaboration within project teams and with external stakeholders.
    • Resolve project discrepancies proactively by collecting and analyzing information, ensuring smooth project progression.
    • Oversee planning and execution of the contracted scope of work, including preparation and presentation of cost proposals and subcontracts.
  • Quality & Compliance:
    • Review and approve designs, construction drawings, bid documents, pay applications, and change orders to ensure accuracy and compliance.
    • Ensure familiarity with and adherence to all regulatory construction standards.

Qualifications & Requirements

To be successful in this role, you will possess a strong foundation in commercial construction and a proven track record of managing tenant improvement projects.

  • Experience:5-7 years of progressive experience in commercial construction management, specifically with tenant improvement projects.
  • Education:A College Degree in Construction Management or an industry/business-related field is required. An equivalent combination of education and experience, as determined by management, may be considered.
  • Project Management Acumen:
    • Demonstrated experience with planning, designing, communicating, coordinating, and conflict resolution to ensure construction project goals are consistently met.
    • Proven ability to oversee the planning and execution of contracted scope of work, including cost proposal preparation, subcontract management, submittal and schedule management, project budget oversight, and job cost report maintenance.
  • Technical Proficiency:
    • Proficiency in math skills is essential.
    • Expertise in Microsoft Office Suite (Excel, Word, Project, Outlook).
    • Proficiency with industry-standard software such as Sage 100, Procore, and Bluebeam.
  • Certifications:While not strictly required, familiarity with LEED certifications and ICC certifications are highly valued.
  • Other:
    • Excellent written and verbal communication skills.
    • Valid driver's license with a good driving record, as occasional travel to job sites may be required.
    • In-depth knowledge of commercial construction estimating, means and methods, and project administration.
