Job description

For our Client, a growing residential real estate developer with international backing and an expanding portfolio in Poland, we are currently seeking qualified candidates for the position of: Project Manager - Residential Development PL/2604/JPMR Location: Warsaw or Poznan This role offers the opportunity to take ownership of residential projects on the developer's side, coordinating the full investment process and ensuring alignment between construction and commercial objectives. Key Responsibilities: Coordinate the full investment process on the developer's side across all stages (preparation, execution, handover). Represent the developer in front of public authorities, utilities, financial institutions, and other external stakeholders involved in the investment process.

Cooperate with and oversee general contractors, designers, and consultants to ensure project timelines, quality, and compliance with contractual and regulatory requirements. Monitor project progress, budget, risks, and key milestones, ensuring alignment with business objectives. Support and coordinate permitting processes, project documentation, and administrative procedures, in cooperation with legal advisors.

Organize and participate in project and coordination meetings, ensuring proper communication between all stakeholders. Coordinate handover processes and supervise defect resolution with contractors and other responsible parties. Coordinate preparation and circulation of project-related documentation, including agreements, resolutions, and Powers of Attorney (POAs).

Support financial processes, including budget tracking, cash flow coordination, bank reporting, and monitoring of loan-related obligations. Prepare regular and ad hoc reports covering project progress, budget performance, risks, and key milestones. Assist in and coordinate any additional tasks related to the investment process, as required to support successful project delivery.

Requirements: At least 5 years of experience in residential development, construction, or project management on the developer, general contractor, or consultancy side. Good understanding of the residential development process (design, permitting, construction, handover). Experience in coordinating multiple stakeholders (contractors, designers, consultants, authorities).

Basic knowledge of construction law, administrative procedures, and project documentation. Ability to read and understand technical documentation and drawings. Strong organizational skills and ability to work independently, Excellent communication skills, Native Polish and fluent English.
