Job description

The project manager will have direct responsibility for completing the project under budget and on schedule. Responsibilities include the capability to control costs, time, quality and safety. Responsible for subcontractors work to be completed on time and per the plans, specifications and subcontracts.
  • Manage project budget and schedule
  • Execute the plan for completing the project
  • Communication and coordination with the Vice President, in house Development Team, design teams, field staff and subcontractors
  • Develop scopes of work and bid packages for each specific project
  • Evaluate subcontractor and supplier bids
  • Help negotiate final subcontract and purchase order awards
  • Minimize the amount of change orders and extra work tickets
  • Oversee project cost and schedule control procedures
  • Manage project team meetings
  • Review subcontractor monthly pay applications
  • Help prepare and submit monthly draw requests to the bank
  • Manage project close-out process
  • Prepare and assist with regular updates of the overall master schedule
  • Ensure all work performed conforms with contract requirements, plans & specifications
  • Ensure that project is completed on time & under budget

  • 5 years or more experience as a Project Manager or Assistant Project Manager
  • Experience on in-fill type project sites and large-scale multi-family projects
  • Experience in four (4) to five (5) story wood Frame Construction
  • Experience with type III & type V construction, Elevated Podium Slab work, Pre-Cast Parking Structures, and Deep Foundation
  • Detailed Planning Skills
  • Understanding of Technical & Mechanical Subjects Decisive & Resourceful
  • Flexibility, Strong Work Ethic and Superior Skills in verbal, written and electronic communication (required)
  • Extensive knowledge of relevant computer technologies such as MS Word, Excel and Outlook (required)
  • Experience with project management system software (required), Timberline preferred
