Job descriptionPosition Summary
The Private Security Officer helps keep Hilltop Lakes residents, guests, and POA assets safe by conducting proactive patrols, responding to incidents, performing homeowner safety checks, and assisting with emergency response activities. Officers operate marked security vehicles, monitor community areas, observe and report hazards or violations, and work in coordination with local lawโenforcement and emergency services. This is a private security position (nonโsworn, nonโarrest authority) focused on deterrence, visibility, safety, and community service.
Essential Duties & Responsibilities
Community Patrol & Monitoring
ยทย ย ย ย Conduct visible, proactive patrols by vehicle and on foot across roads, amenities, common areas, and facilities.
ยทย ย ย ย Patrol patterns include randomized routes and targeted patrols based on call history, seasonal trends, and POA priorities.
ยทย ย ย ย Monitor gates, parks, amenities, lakes, recreation areas, maintenance yards, and event spaces for safety and policy compliance.
ยทย ย ย ย Observe and report hazards (downed trees, road obstructions, lighting outages, water leaks, unsafe conditions) for rapid mitigation.
Incident Response (OnโDemand)
ยทย ย ย ย Respond promptly to resident calls, dispatch requests, alarms, and onโview incidents.
ยทย ย ย ย Stabilize the scene within scope (isolate hazards, secure area, provide basic first aid/CPR/AED if trained, gather facts).
ยทย ย ย ย Deโescalate conflicts using verbal techniques; observe & report when matters require sworn law enforcement.
ยทย ย ย ย Complete clear, timely incident reports with case numbers, timelines, parties, and evidence references.
Homeowner Safety Checks
ยทย ย ย ย Perform vacation/away checks for enrolled residents: perimeter check, doors/windows in view, unusual activity, obvious hazards.
ยทย ย ย ย Document each check (date/time, status, photos as applicable) and report any concerns to the resident and Security Supervisor.
ยทย ย ย ย Support welfare checks when requested by POA, family, or law enforcement (within privacy, legal, and policy limits).
Emergency Response & Coordination
ยทย ย ย ย Act as first on scene for community emergencies: medical events, fires, severe weather impacts, traffic incidents, hazardous conditions.
ยทย ย ย ย Follow Hilltop Lakes Emergency
Operations/Incident Action Plans; establish staging and scene safety as directed.
ยทย ย ย ย Coordinate with local law enforcement, fire/EMS, and utility partners; relay accurate information and assist as requested.
ยทย ย ย ย Support evacuations, perimeter control, traffic management, crowd guidance, and accountability as directed by incident command.
Access, Parking, & Amenity Support
ยทย ย ย ย Support access, and parking rules at POA amenities and during events; ensure priority access for emergency vehicles.
ยทย ย ย ย Conduct special patrols for POA meetings, large gatherings, and community celebrations; assist with wayfinding and safety briefs.
ยทย ย ย ย Enforce posted POA policies (e.g., afterโhours restrictions at amenities) through education and progressive, policyโbased steps.
Cameras, Radios, and Reporting
ยทย ย ย ย Use twoโway radios, CAD/dispatch apps, and POA reporting tools in accordance with policy.
ยทย ย ย ย Monitor security cameras (fixed or mobile) to support patrols, investigations, and incident documentation.
ยทย ย ย ย Maintain professional, factual logs, citations/warnings (if applicable), and reports suitable for POA records and external agencies.
Community Service & Professional Conduct
ยทย ย ย ย Provide serviceโforward interactionsโdirections, courtesy escorts, strandedโmotorist assistance (within safety limits), and resident education.
ยทย ย ย ย Treat all community members, visitors, contractors, and staff with respect, neutrality, and discretion; safeguard confidential information.
ยทย ย ย ย Uphold POA standards for appearance, demeanor, and impartial enforcement of community policies.
Additional Common Duties
ยทย ย ย ย Conduct facility and afterโhours lock/unlock routines per post orders.
ยทย ย ย ย Perform routine checks of fire extinguishers, AEDs, firstโaid kits, and emergency supplies; report deficiencies.
ยทย ย ย ย Assist with lost & found, found property, and chainโofโcustody procedures.
ยทย ย ย ย Participate in safety committee activities, drills, and lessons learned; recommend improvements to patrol routes and SOPs.
ยทย ย ย ย Support wildlife, burnโpile perimeter awareness, or other local community safety practices as defined by POA policies (observe/report).
Minimum Qualifications
ยทย ย ย ย High school diploma or GED.
ยทย ย ย ย Valid Texas driverโs license with acceptable record; ability to operate POA security vehicles safely.
ยทย ย ย ย Current or prior Texas DPS Private Security licensing (e.g., Level II โ NonโCommissioned)
ยทย ย ย ย Must meet eligibility standards for Texas private security employment (background, suitability).
ยทย ย ย ย Excellent communication (verbal and written), noteโtaking, and reportโwriting skills.
ยทย ย ย ย Ability to remain calm and use professional deโescalation under pressure.
ยทย ย ย ย Basic computer and mobileโapp proficiency (email, incident reporting, camera/dispatch systems).
ยทย ย ย ย Availability for rotating shifts,
nights/weekends/holidays, and emergency callโouts.
Preferred/Strongly Desired
ยทย ย ย ย CPR/AED/First Aid certification (e.g., AHA or Red Cross).
ยทย ย ย ย Prior experience in community/HOA, campus, hospitality, or park security.
ยทย ย ย ย Familiarity with ICS/NIMS basics for multiโagency coordination.
ยทย ย ย ย Training in defensive driving, verbal deโescalation, incident command support, and report writing.
Physical & Environmental Requirements
ยทย ย ย ย Frequent driving, walking, standing, and occasional light lifting (up to ~30 lbs).
ยทย ย ย ย Work in outdoor conditions (heat, rain, wind, low light) and at night.
ยทย ย ย ย Maintain situational awareness and safe conduct around traffic, construction, wildlife, and water features.
ยทย ย ย ย Use PPE as required (e.g., reflective vests, gloves, eye/ear protection at scenes).
