Job Details
We are seeking, on behalf of our client, an experienced Facilities & Operations Manager to oversee the day-to-day operations of an expansive, energy-efficient waterfront estate and a portfolio of residences located in Naples, Florida.

This hands-on leadership role is responsible for ensuring the seamless operation of sophisticated building systems, coordinating maintenance and capital projects, managing facilities staff, managing vendors, and maintaining the highest standards of property presentation and operational excellence. Working closely with the Building Engineer, the Facilities & Operations Manager will oversee preventative maintenance programs, assist with troubleshooting and coordinating repairs to complex mechanical, electrical, plumbing, HVAC, irrigation, security, and building automation systems, and ensure all properties operate efficiently, safely, and to exceptional estate standards. The role will also support the operation, maintenance, and optimization of state-of-the-art commercial building systems, smart-building technologies, and advanced green and sustainable building infrastructure, with a focus on energy efficiency, environmental performance, reliability, and long-term asset preservation.

This position is highly technical and facilities-focused. Candidates should have substantial experience managing complex building infrastructure and engineering systems. Estate management or household management experience alone, without significant facilities, building systems, or engineering experience, will not meet the requirements for this role.

The ideal candidate combines strong technical expertise with exceptional leadership, organization, and a service-first approach. This is a full-time, year-round position requiring flexibility for occasional evenings, weekends, and emergency response as needed.
Responsibilities

  • Oversee the operation, maintenance, and performance of multiple residential properties.
  • Lead preventative maintenance programs and coordinate repairs, upgrades, and capital improvement projects.
  • Supervise, mentor, and support the estate facilities team while fostering a collaborative, service-oriented culture.
  • Manage complex building systems including HVAC, electrical, plumbing, irrigation, pools, security, generators, smart home technologies, state-of-the-art commercial building systems, building automation, energy management, and green/sustainable building technologies, ensuring optimal performance, efficiency, reliability, and safety.
  • Conduct routine property inspections, identify maintenance needs, and coordinate timely resolutions.
  • Develop maintenance schedules, operational procedures, and facility documentation.
  • Assist with budgeting, vendor contracts, invoice approvals, and project planning.
  • Support emergency preparedness, storm response, risk management, and regulatory compliance.
  • Partner closely with the Senior Estate Manager, Family Office, and estate staff to ensure seamless daily operations.

Qualifications

  • Minimum 7 years of progressive experience in facilities management, building engineering, engineering operations, or a related technical field, preferably supporting large luxury residential, commercial, or industrial properties.
  • Bachelor's degree in Facilities Management, Engineering, or equivalent experience (preferred).
  • Broad working knowledge of and experience across smart home systems, security, pools, spas, wine cellars, saunas, generators, geothermal, HVAC, MEP and operations
  • Strong technical knowledge of mechanical, electrical, plumbing, HVAC, building automation, and energy management systems, green/sustainable building technologies
  • Proven leadership experience managing teams, vendors, and complex property operations.
  • Exceptional organizational, communication, and problem-solving skills.
  • High level of professionalism, discretion, and attention to detail.
  • Proficiency with facility management software, smart-home technology, and Microsoft Office.
  • Able to lift up to 50lbs and perform physically demanding tasks inside and outdoors.
  • Must be flexible with work schedules, including evenings, weekends, and holidays, as needed.
  • Valid driver's license with a clean driving record.
  • Authorized to work in the United States and able to successfully complete a comprehensive background investigation.
