Job description

We are looking for the right candidate to assist in the daily operational functions of one of our apartment communities in Washington, DC. As the Operations Manager, you will serve as a key point of contact for residents, helping ensure smooth day-to-day operations and a high standard of resident service.

What the Operations Manager will be doing:
•    Support day-to-day on-site operations across leasing, maintenance, and administrative functions. 
•    Oversee the administration of lease applications and screening processes performed by leasing professionals, ensuring final documentation is accurately assembled and ready for the Property Manager's approval. 
•    Coordinate with leasing professionals the resident move-ins/move-outs, including key and parking pass issuance, verification of renter's insurance, completion of any additional lease addenda, confirmation of the receipt of required security deposits, and coordinate the necessary physical inspections. 
•    Post all charges related to initial move-ins and initiate the Financial Move-Out Statement for further approval by the Property Manager in accordance with local jurisdictional protocols. 
•    Generate and track resident renewals using supportive software. Assisting with contacting residents directly when needed. 
•    Help ensure compliance with company policies, fair housing regulations, and local/state/federal laws. 
•    Review all pre-billings and confirm the posting of all recurring and non-recurring charges, to include rent, monthly utility billings, and miscellaneous lease charges (parking, storage, pet, etc). 
•    Process and apply all manual payments received on site to the relevant resident accounts. Process miscellaneous payments, such as Square payments and vendor rebates, for inclusion in the monthly income reconciliation. 
•    Assist the Property Manager in responding to resident concerns and escalating service issues as needed, in the preparation of any weekly, monthly, and quarterly reports, in the development and completion of operating budgets and business plans, with rent collections, delinquency reporting, and associated legal notices. 
•    Assist the Property Accountant, when necessary, in processing invoices, researching purchase orders, obtaining billing statements, and any other vendor billings for approval. 

What the Operations Manager will need to succeed:
•    College degree preferred.
•    Strong proficiency in Entrata, Elise AI, and MS Office skills.
•    Minimum of 2 years of property management experience.
•    Strong leadership skills.
•    Excellent interpersonal and written communication skills.
•    Strong mathematical skills to complete financial, accounting and lease processes.
•    Strong organizational skills with accuracy in work, ability to multi-task, and meet established deadlines.
